Lagoon condos and townhomes were built from 1982 to 1990, with a later phase built in 1994 and 1995.  In the photos below, the newer phase is the beige buildings, with the rest of them in brick or stained cedar siding.  Lagoon was the premier condo complex in Frisco for a long time.  It is still highly regarded, as it has a great location, a wonderful clubhouse and very roomy floorplans.

There are a total of 171 units altogether, with 22 one bedroom units with about 900 to 1100 square feet, 117 two bedroom condos of 1100 to about 1400 square feet, and the remainder in even larger 3 and 4 bedroom townhomes and condos.  Plans are underway for an additional 4 units to be built, which would max out the density allowed for this parcel of land. 

The complex has a mixture of condos and townhomes of various styles and floorplans. The townhome style units have a garage on the lower level, living room on the second level and bedrooms above.  Some of the larger units also have an additional bedroom or bonus room downstairs behind the garage.  Many of the buildings are condo style, with all the living space on one level.  The garages are still at ground level, but there are condos on the second floor and condos on the third floor.  Most garages are tandem, 2 car garages, meaning that they are two cars deep rather than two cars wide.

The 749 building is the only building with a common garage and an elevator.  The garage is under the building and there is a ski locker for each unit in the garage.  Because there are four floors altogether, an elevator is available from the garage level up.  For this reason it is also the only building in Lagoon that could be considered handicapped accessible. 

Homeowner Association dues for the complex as a whole are reasonable.  Economy of scale helps, and an on-site manager helps to catch small problems before they turn into large ones.  The dues are based on the size of the condo plus the amount of common area within the building that the condo is in.  The 749 building has somewhat higher dues because the parking garage, hallways and elevator are common elements, where many of the other buildings only have hallways in common.  The townhomes have little in the way of common areas except for the structure itself.

The complex is managed by Wildernest Property Managment.  They have the Home Owner Association website on their master HOA website at http://www.wildernesthoa.com/LG/

Lagoon has some of the best amenities in Frisco.  Not only do they have a large swimming pool, hot tubs and a sauna, but they also have tennis and raquetball courts and a picnic area.  For this reason, they are popular as rental units, although many second home owners from Denver don't rent as they use it themselves much of the time.

The location can't be beat, with some of the townhomes overlooking the wetlands, the lake and the Continental Divide.  Others look toward Buffalo Mountain, and few more a lucky enough to surround the Lagoon after which the complex was named.  This photo is taken from one end of the Lagoon, looking toward Peak One on a cloudy, rainy day.

  

 

Buffalo Mountain

 It is a several block walk to the Transit center, where the free Summit Stage busses pick up and drop off passengers for all parts of the county.  Here it is possible to get busses to Silverthorne, Dillon, KeystoneBreckenridge and Copper Mountain.  The Greyhound bus also makes a stop at the transit center, and there are rental cars available.  WalMart, Safeway and a lot of other stores and restaurants are walking distance, as is Main Street and downtown Frisco.  The bike path is nearby and the wetlands are a good place to spot nesting geese and other wildlife.

Lagoon Townhomes are so popular, that out of 171 condos, there is none actively for sale as of this writing on August 3, 2007.  Two are currently under contract and scheduled to close: an 1102 sq ft, two bedroom townhome near the wetlands listed at $402,500, and a 3 bedroom, 1963 sq ft townhome listed at $579,000.

Joanne - This blew me away with the thorough job you did sharing all about Lagoon and you know it's HOT when there are none even for sale - how's a REALTOR like you supposed to earn a living? (LOL) - Well I know when they are looking for the Lagoon Real Estate Expert - they'll know to call you - you know  your stuff and it shows.   

Looks like easy access to the ski resorts and yet for someone like me who doesn't ski - there's lots for me to do!

Maggie, the mountain views are wonderful, because even if your home or condo doesn't have one, all you have to do it go outside and you will see them....  unlike ocean views, where you have to be right there to to see it.
