Edgewood, WA March 2010 monthly home sales stats  

Four homes sold in the entire month of March. The first quarter of 2010 is starting off slow...   

Here are the averages-

The square footage was 2753.

The $ per square foot was $141.76.

Average number of days on the market was 193 days.   The shortest was 55 days; the longest was 556 days!

The original list price average was $407,225.

The average list price at contract was $388,475.

The average sold price was $381,250. The homes were built between 1965 and 1980. They were between 1119 and 5641 square feet in size.   On average there 50 homes for sale in Edgewood. That means based on the number sold, there was an absorption rate of only 8% for the month of March. Anything under 45% is a buyer's market.  If no other homes are offered for sale, it would take over 12 months for all the homes to be sold. That is NOT good news for Edgewood.  Edgewood is a great community -close to shopping, freeways, services, etc. I can't understand why homes are not selling better.
