Finding the Right Buyer Agent for Your Massachusetts Home Purchase
Choosing a buyer estate agent to work with is a major decision and should not be taken lightly. There is a world of difference between someone who is experienced, full-time and dedicated to their career and an agent who is part-time, dabbling and not fully-equipped to serve your needs.
Some areas in Massachusetts still have a declining market and others are fraught with uncertainty. In order to get the best result with your home search and buying experience you will need to find the right professional to help you.
Here are some suggestions on finding the best buyer agent:
-
Ask friends, neighbors and coworkers. Obtaining referrals from people who have recently bought a home and have had a positive experience is good first cut. Ask the person if they would actually use the agent again. Word-of-mouth referrals are as good as it gets.
-
Do a Google Search. We all rely heavily on Google these days to try to find the right professionals and with good reason. Type in the words "buyer agent" or "buyer broker" along with the area you are looking in or the state. Try, for instance "buyer broker MA" for buyer brokers in Massachusetts or get more specific with your desired towns.
-
Check the agent out to see if he or she has a website, writes a blog and has on-line letters of reference. Any real estate agent who is full time should have some sort of Internet presence. You can learn a great deal from what an agent has written and what has been written about them.
-
Interview buyer agents. After narrowing down your search to a few candidates set up times to meet with them face to face. A professional buyer agent should be willing to have a complementary consultation with you just as a listing broker will provide a listing presentation. It is important to establish, not only their knowledge and expertise, but also your comfort level. Buying a home requires a time commitment and you will need to feel comfortable in your time spent together.
-
Establish methods of communication. How do you like to be contacted? Whether phone, email or texting is your preference the agent you work with will need to be on the same page.
-
Call references. An experienced buyer agent should have references that you can call. Find out as many details as possible about their past performance by speaking with former clients.
Home buying is an important step in your life and it is not something that you do all of the time. But, it should be something that your buyer agent does - all of the time.
