The first 6 months of 2010 compared to the first 6 months of 2009
Looking at the averages for Franklin TN Home Sales through the first 6 months of 2010 and 2009 a few of things stand out out.
- There were close to 25% more home sales
- The average price per square foot dropped about 2%.
- There was a slight decrease in days on the market for the time period
The closings for the 2010 period in Franklin were minus one home sale, that is the 18,000 square foot home of Alan Jackson which sold for $28,000,000. This single sale would have skewed the averages so in order to give a more accurate picture, the 28 million dollar outlier was omitted.
It is also important to note that government incentives like the First Time Homes Buyers and Repeat Buyers tax credit contributed to the increased number of sales as well as sales at the lower price points.
