Many times an investor just wants a deal to work.  It seems they have looked hard and spent countless hours looking for that perfect next deal and when they get a hold of one, they will do whatever they can to make it work for them.

One of the most common mistakes that a real estate investor will make when analyzing a Hemet real estate deal is to do their numbers in pencil.  What I mean by this is that a pencil does not offer a permanent record - it is much too easy to change.

An Investor hungry for that next deal may be able to convince themselves to do the deal if the can only fudge a number here or a number there and then it looks perfect on paper.

Penciled numbers can spell doom if they are adjusted to make a deal cash flow.  Some investors will fudge on the rehab costs, knowing they can't get the job done for what they are budgeting.

Remember, "Figures Don't Lie...Liars Figure!"

John-I play a lot of golf.  Typically, the pencils at the golf courses dont have erasers (hmmmm) but some of my golf buddies bring their own pencil with an eraser.  I know they dont cheat but its always fun to joke about.

I agree it may be better - but it does not fit the name of your blog - heck if you have a picture of you in a Drill Sgt hat, that would be a good marketing piece.  They would know you are a non-nonsense guy.

John-I SERIOUSLY appreciate your input.  Really, I do.  It doesnt matter what I think but it is what does the consumer think.  If you say something through the eyes of the consumer or fellow real estate professional, I take that information as being very powerful.  You will see a change soon.  Aloha brah.  I hope you have recieved my email on SCRA by this time for your Marine Corps client.  I am doing a lot of research on the topic right now and will post a series of blogs as they relate to that in the very near future.  Of course, you will get special recognition my friend!

"Figures Don't Lie...Liars Figure!"  very funny.  You have a lot of good tips... especially for new investors, so many of us well informed but still "emotional" on their purchase... Sometime the emotions, excitement, stress make some investors want to stretch the truth a little....this is a great reminder... the numbers don't lie... Don't do it
