  The sale of a home starts where the eye first rests.

For a single family home that would be the curb appeal.

Make sure that the buyer can see the house clearly through the landscaping. The front door should stand out to draw the buyer to it. The windows should sparkle. There should be no deferred maintenance.

For a condo the complex will be the first thing the buyer sees. The seller has little control over that area.

 

 But once the unit door is opened .... Stand in the doorway and look. Is it a foyer area, a view out a window, a kitchen, a wall?

 

Whatever the view from the door it had better say 'what a beautiful space. You need that initial focal point to draw the buyer in and make them want more.

 

 

 

  Use the focal points in a room to draw the buyer in for a better look.

 Sell each room so that by the end of the viewing you have amassed a collection of positive feelings.

 

These positives will get your home SOLD.

You're right Janice, curb appeal is vital. People peruse the internet looking at pictures, and the nice looking houses stick in their minds.

Malcolm, the seller needs to understand that the first impressions stick with the buyer. Selling their house starts as soon as the buyer arrives.

I agree Kathy. Sellers should go out and look at the comparables to get an idea of how people will react to their home.

Suggesting that sellers get to know the competition is a great idea.  They need to see what they are up against and then make sure that their house outshines the rest.
