If the contract is wet?

Well ..... technically just because the contract and the signaturesvalid contract, have gotten a little more than the needed 'liquid' .... yes you do!

Yes, Mr. Seller, just because it rained on your contract last night doesn't mean it isn't valid.

I hearby declare that a fluffy contract is still valid and so will your buyer!


Let's discuss a few other possible examples if we may:

You will still have a contract if the buyer throws the contract in the mud after a bad home inspection.

You will still have a contract if you dip your pen in JELLO before you sign a listing agreement.  No matter what flavor, I'll still allow it.

A contract is a contract.  Heck, in Florida we don't even need it on paper, but I do it anyway.
