                                          These are not the labels you want a house to have.

Preparing a home for sale and presenting it correctly means the viewers leave with positive memories about the features of the home.

You want labels like:

The house with the wonderful fireplace.

                          The house with all the great windows.

                                              The house full of light.

                                                            The house with granite counters.

                                                                                 The one with the open concept.

                                                                                              The one with the large Master bedroom.

Staging a home makes the positive features of the home stand out.

 

Go after those good vibes.

Get the labels that will sell your home quickly.

I still remember a client several years ago referred to a house as "the one with the chickens on the wallpaper!" They did not buy it!

I went on a listing appointment last year and I would have labled this house " The one with the stripper pole attached in the living room"

That was an awkward listing appointment!

We all do this!  We use the thing we remember most as a way to ID the house.  As a seller, you hope that the thing buyers remember most is a positive feature of your house.

That's a very good point. If the label is negative, if the buyers are interested at all, it has to be a lower price.

Brian, negative labels mean the buyer has tools to chip away at the list price.

Janice, it boggles my mind that some builders still offer "rose" coloured carpet.  I guess people still ask for it???  I think the buyers should be accompanied at the decor centre with their stager, decorator or agent who may have to sell it some day.

I went with some clients buying an investment property and had fun spending their upgrade money lol.  It's amazing as you know what you can do with little money and a lot of imagination.

Jenny, there are 'pink' people but they are far and few between LOL. I'd love to spend someone's money like that! Lucky you! I agree, buyers should have the advice of those who help peoplle sell. It is not likely that they will be there forever.
