The single best way to increase your homes value with the lowest possible cost is to buy a box of trash bags...
What.... Well the biggest thing you can do to increase value and desire is to clean up your home, both the inside and outside. While this sounds like common sense to some, to others they may not realize their home could use some sprucing up.
THE EXTERIOR
First thing you can do is make sure your yard is free of debris, trash and weeds. Make your your bushes and shrubs are not overgrown, blocking the entryway, your windows or your sidewalk. Avooid parking cars, boats and motorhomes in yoru front yard or viewable from the street.
It is the first thing a buyer will see when they pull up. You want it to be appealing rather than an eye sore.
THE INTERIOR
Once you get to the inside remove the clutter. Anything you can see that i not working, broken or not used any longer should be removed.
Concetrate on what you can see rather than the things you can not.
SMELLS
Remove the litter box or anything that smells badly, moldy cardboard in the basement or anything that can be a turnoff.
These are just some of the simple things you can do, it doesnt take alot of money and just some time. The increase in desirability adds value to your house you never even knew you had. Rundown houses, dirty, broken or cluttered yards are invitations to bargain hunters.
PLEASE TAKE THE TIME TO WRITE WHAT YOU THINK OR ANYTHING YOU WOULD LIKE TO ADD.
I gave a listing two days notice for a showing. Imagine my buyer's surprise when the bathroom trash cans were full of "stuff".
Hi Scott, great list. It's amazing what big changes can be made from inexpensive tasks.
Really good overview of the basic things that we stagers tell everyone to do. As for additions to the list, check out a few of the Stager groups, here on AR, we all produces posts with lists with more detail, for example: store any taxidermied animal parts, remove any sort of weapons that are accessible, even if in a locked gun cabinet, store your knife block off the kitchen counter, and remove all prescription medications from the medicine cabinet, and store securely elsewhere! The list goes on...
Howdy and evening to you Scott
Each of these sure are mighty fine tips for folks listing their to follow.
Have a good one
Dale
