A home inspection is a visual inspection by a Certified Inspector pertaining to the physical condition of the home you wish to purchase. It covers the home's structure, construction and mechanical systems. This normally includes:
- The roof and its components
- The exterior of the home.
- The foundation and its structure.
- The heating and cooling systems.
- The electrical service panels and wiring.
- The interior structure of the home.
- The attic and all its components as well.
Sometimes I hear the question "Doesn't an appraisor do this when they appraise the home?". An appraisor is there to do a detailed appraisal of the home's value. (Appraisals will probably be another blog in the future.)
These are some of the advantages of a home inspection:
- More detailed information than an appraisal.
- Impartial, physical evaluation of the overall condition of the home.
- Identification of items that need to be repaired or replaced.
- Opportunity to be an informed buyer.
- Better understanding of the property to protect your biggest investment.
Most Realtors will write an inspection clause when negotiating to purchase a home. This gives the buyer an option to opt out if major problems are detected as well as negotiating power to address necessary repairs.
