I see a HUGE plumbing issue!!

Can you believe this was not caught prior to the concrete being poured? What are they going to do now? The exterior wall of this house is going to have exposed plumbing pipes for the entire existence of the structure! Even if they put some concrete over the pipes for a cosmetic change, do you think that's going to solve any problems?

This house is being built across the street and over a couple of lots from me, so I've been watching them build it. A "good" Realtor, like me, would demand something be done so my clients don't have bursting pipes in the Winter or constant hot water running through in the Summer. If left like it is, the exterior pipes are going to be very vulnerable. Even some teenagers wanting to cause problems could easily saw through that pipe any time they want over the years, it's only PVC, plastic! I can't imagine all the potential problems in the future, I just think each problem is going to cost more and more money.

I haven't met the lady building the house, but I know she's single as a neighbor spoke with her. More than likely, she's not working with a Realtor to help represent her best interests. As a consumer, no matter how good of a deal you think you're going to get by approaching a home builder on your own, it's going to cost you even thou$and$ more when you don't have someone looking out for you and your family's interests!

Pat, I doubt they are!  Plus, picture the framing and sheetrock that has to go around that area too. Bowed-out walls, here we come!

Jackie, That's what I was saying when they removed the form-boards.

Susan, I know! The foundation was poured about Thursday last week, so they've had plenty of time to figure things out, but no one has been there looking at it yet, that I've seen.

Donna: I say hire a home inspector to be there for each phase of construction. Looks like somebody wasn't doing or watching over the job. It takes a team to monitor the job to make sure it is done correct.

I'm a single lady... who built a home... and hired an inspector who did inspections at each stage of constructions, which I would heartily recommend. It was either 5 or 6 in total and at each report he and I and the building supervisor would go over each item to have it resolved. The building supervisor tried to get out of things at first, but my inspector would cite him chapter and verse, section and sub-section of whatever the applicable code was as to why he needed to remedy it.

But I'm (a little) confused about your post. As a realtor you do construction inspections for your clients? You're saying if you were this lady's realtor ... it wouldn't have happened?  you'd work to correct it?

Judith, No, I don't do "inspections", but any eye could have seen this prior to the slab being poured, and I do visit the build sites every so often for my clients. So, no, this wouldn't have happened if I was the agent. The plumbing was in a couple of weeks prior to pouring the slab, and I'm sure someone looked at it many times thinking it was fine. Yes, I would make darn sure that the issue was corrected, especially when it's going to dominoe to not having a straight wall when the sheetrock is put on the exterior.

Donna, I seem to have inadvertently hit a nerve with you basis the tone of your response. I agree the photo is egregious. I agree, and have stated that basis my experience, I believe hiring an inspector to do staged inspections throughout the construction of your home (vs. a single "final" inspection at the end) is favorable.

Personally, as a buyer I would not expect (any) Realtor I could possibly hire to fill this role in any manner, action or substance.  Your comment, " So, no, this wouldn't have happened if I was the agent" is mystifying as I fail to see how you could have prevented it, (things "happen" during construction) and it seems to imply that you have the capability to prevent such things if folks hire you as their agent.   And all of that may be true... you operate your own business and this may be a level of service you provide;  it seems, however,  to tack on a boat-load of liability directly to you for the sound construction of the home, as well as the negotiated sale of the home --- which is quite different from agents in my area. Kudos to you for your thorough level of service in the Austin area.

Judith, No you did not hit a nerve, but I don't appreciate you challenging my services on my own blog. As I pointed out, the plumbing was in well before the slab was poured with plenty of time to be caught, and since I frequent the contruction sites for my buyers on a fairly regular basis, yes, this would have been caught.

I do not act as an inspector and thus have no liability in helping to ensure my clients' building process goes smooth.

Challenging you? No, I asked a question. Many realtors are branching out and extending their service offerings. When reading your blog it wasn't clear what your level of service in this regard is exactly,  and I was wondering if when you were the agent for a new construction buyer if you did indeed partner with an inspector,  or offer a level of inspections as part of your service.  So I asked the question.

Hello Donna and by reading the comments going back & forth with Judith I think Judith is just trying to make it clear that a building inspections, home inspections, etc are very important and helpful for clients. Even though I have been in the construction business for 30 years as a "Glazier" Glass installer and I also know quite a bit about framing out a home, cement, roofing and so much more I stay away from any advice when it comes to construction of a home as a Realtor.

Just trying to help Donna!
