This Palm Coast Real Estate market report includes 13 new listings, 16 price reductions, and just 5 solds, 6 Properties that were pending and under contract and fell through came back on the market for sale.
The Palm Coast Properties that Caught My Eye Today
Well, well well....now things are getting interesting. The property that just jumped off the page at me today is in Flagler Beach with..wait for it....an Ocean View....granted it is not a direct oceanfront home and it is not an unobstructed view...but it is still a view and the location is fantastic. If you are looking for a property in Flagler Beach...I think this one is a must see. Listed by the Selby Group and Featuring 4 Bedrooms, 3.5 Bathrooms and 2500 square feet of living space with a list price of $299,000...I have a feeling this one won't stay on the market for long.
The property was just price reduced....it has been on the market for 528 days...why...hmm....well it was originally listed at $399,00 which was obviously too high. Like I keep saying...if you want to sell property in Flagler County right now...you must be very aggressive and realistic with the pricing.
This home is listed as a short sale and does state in the listing that it is encumbered by more than one mortgage...so no guarantees that the bank will accept the listing price or even lower...but with short sales, sometimes you just have to put an offer in and see what happens. It will be interesting to see what happens with this one as the last recorded sales price in the Flagler County records was in 2005 for $585,000.
