I read a great suggestion the other day that I wanted to share with everybody.  An agent had written in with the explanation about how they work with their client as a marketing partner which helps to sell the home and increase the market presence of the agent.  The approach is pretty simple and works off of the same concept as asking the client to list the contact information of ten of their friends so that you can let their sphere of influence know that their home is on the market.  The concept is to simply create business cards that you client can hand out that provide the property details.   

When you client signs the listing agreement, explain to them that their own sphere of influence is a great place to really create word of mouth exposure for their property.  Friends are always more open to tell other friends about great homes that need to be sold.  As a service to the client, have business cards printed that have the property details on one side and contact information where people can call to get more information on the other.  Give these cards to your client and ask them to hand them out at their leisure to everybody that they know.    

The distribution of the cards is a great way for your client to help in the marketing effort of their property.  In addition, the contact information on the back leads directly to you; which means that this is an excellent and mutually beneficial marketing tool.  Your client benefits from increase exposure of their property and you benefit from potential leads calling you for more information.

We have had varying luck with that idea. We have used it various times in the past. It seems to work only with sellers who are very energetic, talk to a lot of people and are not afraid to be "out there" helping promote their property... and you! Great post, though!

I agree with Derek and Mariana, although it's a good idea for some but not all. I have to many sellers you expect me to preform miracles. Miracles mean that I find that ideal buyer, if it were a friend or co-worker of the seller they wonder why I'm involved.

The one I work on also is the seller, knowing where they move to and stay in contact with them. Remember they are the ones that you help sell their house not the listing agent.

Barret.... This is a good idea. I haven't done this in a while. I am a loan officer for a mortgage company. But part of my service to my realtor was to make up open house sheets for their clients. But with this, I would give them a stack of 25 postcards of the house also....so they can send them out to other realtors and real estate offices. I then would give them 50 to 100 business cards, but they would have the picture of the house.... their name and details on the back of the card. I don't think too many of them used these tools.... but I did it anyhow. What you brought up is great. Anyone want some cards?   ;o)

I have had mixed results with my clients when I approach it fromthe angle of marketing, but when I leave a batch of cards for them and ask them to let me know if/when they need more, I am amazed how quickly they disappear.

Have you tried asking the Seller for a mailing list (email addresses) of their spher so you can send a link to a virtual tour of the property to them, or to ask the Seller to send it out to their list.  Viral marketing!

This is a swell idea Barrett, thank you for the tip.  The closest I have come to doing this is with clients who have already purchased these new const. town homes we want to move (stil 20 left) so when someone buys one I give them a few large, double sided postcard of features on them and tell them to let others know why they decided to buy there; my 'carrot' as to why they might want to do this? The sooner they all sell the sooner there is no more construction equipment on the site!

This post made me think of one way to get more business. If you are listing a house, ask for the top ten people, and call them youself on behalf of the seller, it may help you get more business down the road too!
