Now here is a home that is move in ready.  The sellers have meticulously taken care of this home since it was built and purchased.  They have updated almost every aspect of their home over the years and it shows.  Last month they replaced an air conditioning unit, put on a new roof, upgraded the roof over their carport to heavier grade material, put new gutters in and painted.  In the community of Creek Crossing this is one of the larger homes in the subdivision, but clearly one of the nicer homes.  The seller spent a lot of time and money on the landscaping over the years and earned the nickname “tree lady” of her penchant for planting shade for her property.

In the back yard sits a very nice shed that houses their tools, but easily can store the kids toys and bikes.  A nice wood fence keeps all things safe.  They upgraded their outdoor patio and screened it in.  They have a bonus room and a workshop off the kitchen.  The sellers used the bonus room as a gym; the new owners can use their imagination.

There is a beautiful slate bottomed pool table that is on view in the family room that can be purchased.  It fits perfectly in the space and provided the sellers with years of entertainment. (Don’t want it, no problem it will be gone at the time of the closing).

The kitchen has corian countertops throughout and lots of built in storage.  In fact there is build in storage throughout the home.  In the pantries, in the utility room, in the closets, everywhere there is organized built in storage.  As far as energy efficiency the sellers put in extra insulation, there is a radiant barrier and there are solar screens on all the windows.  This is a home with energy efficiency savings to deliver.

The house has come on the market below value because the owners are ready to move to their next home in Mesquite.  Knowing that the house will compete with several foreclosures in the area they made this “move in” home the best deal in the subdivision for long term equity build from the first day of purchase.  This home can be yours for $157,500 which is $6,000.00 below its’ comparative market value.  The new owner can move in and not spend another dime if they so desire.  This is not the case with any foreclosed home you purchase out their today.  Call Larry at 972-322-7776 for a view of this gem, it is unlikely to last too long on the market.

Those trees i the front yard look beautiful Larry. It really gives the house some good curb appeal. It looks like you have got a really nice listing on your hands there. This one should get the phones ringing.

just one draw back in my opinion- the kitchen counters need to be updated.

Wow!  Only $157,500!  That must be a typo Larry!  The home is beautiful!  While I do agree with Angelia on the counters, it's a steal at $157,500!  Homes like that in our area would sell for much higher!  Look at that front shot you got of the house!  It looks amazing!

"I listen for a living." It's all about you.

This is a wonderful house and you are right it is underpriced for all that it has.  One of the reasons so many people are moving to this area of the country is because of the low cost of living and housing.  Couple that will lots of jobs and you understand why.  While I am back in MA visiting my family it has been odd not to be blogging daily.  I get back to it on Thursday.
