Holding an open house might help someone, but it is not the most important factor to consider. This is what I have been experiencing all over the years.

An open house is usually not the major marketing tool that we agents rely upon when trying to sell a property. But, it is considered one of the important factor when we are there at  listing presentation.

But, I got this New listing thru' my open house on one of my listing at Young Dr, Brampton !! The key factor was, I just provided the information around the area and kept it very simple. No pressure No Obligation and but I am here to extend my help! I even didn't ask the visitors the contact information. But I knew it, my simple and straight approach would work. And yes it did. After two days I got a call and showed them couple houses and even now I have the listing in hand !

The condo at 1 Greystone Walk Dr  offers Top notch amenities !

       

     

     

I would love to do an open house on this neat and clean new listing at Danforth Rd and Midland Ave, Toronto in Municipality of scarborough . But incidentally, condo corporation does not allow it. Nevertheless, I am happy I met this genteel family.

Hi Sham,

Done my fair share of open homes over the years myself. Are they productive? Yes and no, how's that for an answer? For me they're just one of the tools in the tool belt. Btw, my most recent sale was a result of an OH that took place a few weeks before.

I require open houses of the Realtors that list my homes.  I want the feedback and foot traffic.  It does not matter if the listing agent does it or if it is passed off to a junior agent.

Sham... it looks like you've had some success's at open houses. It's a topic that really has created some debate in recent years because of certain issues like safety, home security, productivity, etc... However, it all depends on the property, the neighborhood, and the the attitude and objective of the agent hosting the day. I think Ellen said it best in her comment.

I think you gave this topic a fair appraisal.

Open houses are great in densely populated areas, but when you are working with rural real estate, like farms and ranches 40 miles from anything, you have to rely on other methods of attracting buyers. Online advertising is usually a really good solution in cases like that. I like what you said about just providing the information and letting the clients decide to work with you. Once the client makes that choice for themselves they are usually very loyal and are also willing to recommend you to family and friends.

i use open houses for referrals and soliciting the neighbours.

They have worked for me, It is also another form of exposure for your Seller.
