A friend and top producing real estate agent gave me some great advice years back that I have not forgotten. She said, you'll be fine if you don't take the RIDE!

                                                                                       

Of course I took the bait. "What ride", I asked? She said that everyday that I as the agent and the buyers and sellers I work with will be tempted to get on the real estate ROLLER COASTER. Don't take the ride.

She was referring to the emotional 'ride' that the highs and lows of a deal tempt us with. Sifting through properties to find the 'perfect' one, negotiations, inspections, renegotiation, lending hurdles, and final walk through, snafus at closing, they all tempt us to take the ride. Keep both feet on the ground, let cool and calm prevail.  Diane was right. DON'T TAKE THE RIDE.

I have taken the ride a few times, and been burned.  Had two deals fall apart this week back to back through the buyers own sabatoge of the deal.  One took out a credit card mid-lending process, and also took voluntary lay off time, which tanked his credit score and destroyed his YTD income.  The other one refused to write an explanation letter for an old debt, and the underwriter would have understood, but through stubborness he decided to not so it and got his loan denied.

Wasted 3 months for me on both of them.

Mike * sometimes buyers and sellers are their own worst enemies...the refusal to write the letter is his way of getting out of the deal.....I am so sorry!

I try not to take the ride Wallace but sometimes it gets the best of me. 

Sorry to hear about Michaels deals, it's hard to lose 3 months.
