Delaware Flood Zones (New Castle County): Is Your Property in the Zone?

If you are buying a home in New Castle County Delaware have you considered the potential for future flood damage to the property?

Each mortgage company obtains a flood zone determination prior to the closing of a loan to determine if the property is located within a Special Flood Hazard Area (SFHA) as designated by the Federal Emergency Management Agency (FEMA). If the flood zone determination indicates that your property is at risk of damage or loss by flooding, federal law mandates (for federally regulated lenders or federally backed mortgages) that mortgage lenders require flood insurance on the property. 

Is Your Property in the Zone?

Find out if a property is located in a flood zone area before purchasing your next home in New Castle County, Delaware: 

  1. Go to the NCC ParcelView site and locate the property (Enter "Street Number" and "Street Name").
  2. Click on the "View Map" Link to go to NCC eParcelViewer site.
  3. Click "+" next to yellow "Natural Features" folder on the right to expand list.
  4. Click in the box next to the words "FEMA Flood Zones" to turn on the flood zone layer. A Zone of "A" or "X" will be displayed.

Zone "A" (An area inundated by 100 year flooding) requires flood insurance and Zone "X" (An area outside the 100- and 500-year floodplains ) does not require flood insurance although flood insurance is available in most areas. The mortgage company has the final say on whether the property requires flood insurance or not.
