You are so right! I'm in a siutation like that right now and I feel like we're chasing the market at this point.
The turth sometimes hurts at first, but much better for everyone in the long long.
Hi Laura, let the truth be told and if priced right the property will get sold. Don't chase the market. The seller will call you in a couple of months when the house does not sell.
I like working with people who appreciate the truth then let me do the best job for them and bring in the best price that the market will bear. I always tell them, I don't make the market but I will try to make the best of it for them!
LOL! Cute post! It can be REALLY hard to tell clients things that they don't want to hear, and harder still to get them to accept it. Better to be honest and lose a couple listings along the way, than to have to deal with unhappy clients that are going to place the blame on you for their house not selling.
It is tough to convince a seller that their home isn't worth more than it is. Maybe they think buyers should pay a premium because they lived in it. LOL
Your words ring true, and i personally tell my sellers up front ( as well as on lisitng appt.'s) i would rather be truthful up fronts so i don't have to keep calling you every week or so to drop the price...I wrote a blog on this in Feb. 2010

and it, let me tell you, the homes that were priced in the ball park have SOLD. All boo boo's go away, it might sting but they all heal. :)
Thanks so much for your comments. A great visual of chasing the market is holding a can, in your palm, down by your leg and dropping it...You can't catch it no matter how badly you want to!
People get sentimental as well especially when they are selling "mom and dad's home that they grew up in" and there are 3 other siblings involved.
But doctor's don't deliver only the good news....not that we are doctor's but we do have to deliver tough news.
Well a couple things... I try...really try to avoid those situations that result in overpriced... In the last two months I have listed eight properties (I have three more I am working on) I have also turned down three...
You need to be able to tell people " The market does not care what you want or need. It is the market...I don't make the market and you don't make the market... regardless of how good a job we do pricing, in our current, market people will probably offer less...if they think the property is priced right..if not no offer at all".
Last you are so right about current numbers vs even six months ago. BUT even current number are historical and in a declinging market (even slightly like ours) by the time the house gets on the market things will have continued to fall... you need to be ahead of the power curve not behind it so $205 today should probably list for 199...
