Has Your High School Senior Just Graduated ? Now Might Be A Great Time to Move !

By

There are many times throughout the year when folks feel it might be just the right time to move.  Perhaps right after the Holidays, perhaps then the leaves begin to fall and it looks like an early Winter.  There are many times when it feels like it's time.

One of those times, I have seen in the past with many families, is during the Summer when their High School Senior graduates in June, and is headed off to college.

Of course, there's that extra room, now.  You know... the one she never wanted to clean up.  It's empty, now.  But, maybe you already HAD an extra room, and now you've got two of them.

Of course, with your "senior" gone away to school... lots of different emotions roll through your head... especially if you're the Mom.  Not only do you begin to miss your "baby" even before she goes off to college... you just KNOW the day you drop her off where she will spend the next four years... that it's just not going to be a good day.

Well... time to put on that old thinking cap... if they still make such a thing... and let your imagination run with it.

I''ll bet you've been thinking about this for awhile.  Not right up front, but perhaps you've had the idea about moving... up on a shelf in the back of your mind for quite some time.

So, what will it be ?  A smaller, cozier home ?  Perhaps a condo or a townhouse ?  With the rates so low... you will probably be able to get a mortgage rate UNDER five percent.

Also, remember... a thirty year mortgage, or a fifteen year mortgage, even, should be easier for you to get than most folks... because you probably have a great history of making those mortgage payments on time... for quite a while.

So, think about it.  Kick it around for awhile.  Why continue to heat and/or cool those empty rooms the kids have left behind ?  And, when the sale of your present home is complete, you just might be able to put a large chuck of your equity down on the newer, smaller home... and be able to pay off many or even all of your existing bills.  How great that would be !

Think about it, Mom and Dad.  This just might be the perfect time to downsize.

Karen, when I left for college in 1965, students couldn't come home until Thanksgiving in order to force us to acclimate, I guess.  For some reason, the dean gave us a free weekend.  I rode 7 hours home to see my mom to surprise her.  I grabbed my bag, ran up the steps to the front door, and pushed open the door yelling, "Surprise".   Was I ever?  My mom had bought a house planning to surprise me in November.  The poor people in the old house thought they were being invaded.  Thank heavens Mom kept the old phone number and the people let me use the phone...boy, was I embarrassed.  It was a funny story told many times over the years.

Linda:  That is just an awesome story.  I think you should write a blog post about it.  I am sure folks would love to hear about that.  And, you could even put a link in your post... to THIS post... which would make it all make even more sense.

That is just hilarious.  I can even close my eyes and see you yelling SURPRISE !  Yes... I bet they really WERE surprised.  That is a great story.  Thank you so much for sharing it.  Take care... and have a Great Fourth of July Weekend !

When I was an empty nester buying my first house (before I became a Realtor) the Realtor I had advised me against buying a house with secondary bedrooms of substantial size. He said I didn't want "them" to come home. We found the perfect home. Karen Anne, you will have to let us know how many houses you sell on this sales pitch.

Good morning Karen Anne,

I get lots of calls at this time of year as now reality sets in that life as they knew it is changed forever. Making a move in  housing needs surface and becomes a priority!

Hi Karen Anne, it is very common to see homes here come on the market right after a youngest child graduates. It is great timing for sellers as the summer months are always busy, especially with buyers looking to get into a home before the school year begins. Hope all is well.

Hi, Karen Anne. It's surprising how many people are ready to move when a child graduates from high school, or who want to get settled before one starts high school. Good post and very timely now that another round of graduations have just occurred!

I think I traumatized my daughter when she went to college.  Her friends all had mom's who were sad to see them go and who turned their bedrooms into shrines - eagerly awaiting their visits home.  Not me...I started moving her stuff out before she had left the driveway.  I couldn't take over that room fast enough!

Karen I am so there.  Today I even saw an example of a perfect smaller home but my husband is not there yet,  The extra space meant expanded music room.

My son left to his first year of college and I cried and cried. His room looks so lonely and empty.
