Downtown Vancouver B.C. Home Staging - Before & After

My company, Exit Stage Right, was happy to stage a downtown Vancouver condo on the 18th Floor, overlooking a beautiful Marina.  This is the view from the living room window - some days I just love my job.  This condo is located in the heart of Yaletown, an area of cafes, bistros, funky restaurants and great nightlife.  There are also lovely design shops and boutiques for those who love the city life.

This Vancouver condo has been vacant and on the market for quite a while.  The owner is moving back to his home country, and is anxious to sell.  He told me that one of the main reasons he feels the condo is not selling is because potential buyers don't know what to do with the curved windows and how they should place their furniture.  Enter Exit Stage Right!

By actually placing furniture in this condo, we were able to take the mystery out of where to place the furniture.  Problem solved!

Before - Buyers want to know how to place their furniture

After - We used this sophisticated, white, Italian leather, curvilinear sectional to work with the curvature of the windows, emphasizing the uniqueness

Before - The dining area off the living room looked pretty blah and uninspiring.

After - Exit Stage Right shook things up with some mid-century modern furniture and bold artwork.  We used a decorative bamboo ladder to add interest and also to define where the dining area stopped and the living area began.

Before - This is another angle of the living room.  These pillars are necessary to hold up the building, but aesthetically are not too pleasing.

After - By placing a tree in front of the pillar, we succeeded in softening the look of the structure.  The Arc lamp is another nod to the mid-century modern era, as well as a distant version of the Barcelona chair.

Before - This little bonus room needed defining.

After - This bonus room has now been defined as a home office.  The desk is positioned to face the stunning view (good luck getting any work done)!

Before - A very non-descript bathroom.

After - Adding some green accents helps to warm up an otherwise utilitarian space.

Home staging has created a condo with character and pizzaz.  We have spelled out how the furniture in the living room can be layed out to create a comfy place to sprawl out and read a book, or entertain friends and have seating for everyone.  The curved window becomes an added bonus, not a problem to be solved.

I love your work!  Orange is one of my favourite colours to work with to add life to a property. Great post, you really showed buyers how they could arrange their furniture in the condo or hire you to go shopping for them.

Virginia - I agree - the condo is listed at about the same price as a house, so it would be a fair trade!  I will certainly keep you posted on the details.

Joshua - Thanks - I love the orange and green combination - same colours as my business.

Michelle - If I remember correctly, the orange in Feng Shui is symbolic for fire.  I think this would make a great area for entertaining a lot of guests comfortably.

Cynthia - Thanks so much - that's high praise, coming from such an "artsy" person as yourself!  Glad you like the artwork - I thought the piece above the sofa was very modern and abstract - perfect for a downtown condo.

Those views are amazing and your Staging showed how the awekward angles and curves of the floor plan could "work" for the buyer.  Left empty, I am sure that most would not have a clue as to, "Where would the cofa go?"  Love your use of chromes along with the colors - was that your "water" element? ;)

Connie - I know - it's a killer view.  There's actually a lot of "metal" - the chromes are under the metal catagory, as well as the colour white.  The orange cushions add a bit of "fire", and I think the glass is water, but I'm not sure.  I just tried to mix as many elements as I could.  Also, I believe that it's very good feng shui for the condo to be facing the water. I really need to bone up on the Feng Shui stuff.

Karen - Thanks and yes, let's hope so!

Sally, simply outrageous...your staging and that loft.  Love all of the details that you added to highlight the features of the space.  The views...breathtaking and now really set-off by your staging.  GREAT job!  (And I bet you had an elevator to take you there, (-;)

Ginger - Thanks so much for your nice comments.  Oh my gosh, I keep thinking about you up and down those stairs!  With a dining table and chairs!!!!  Yes, luckily, unlike you, we did have an elevator!

Cindy - Glad to hear you've had a chance to visit our fair city.  Luckily, this sofa breaks down into three sections, although each section just barely fit through the front door!

Michelle - Thanks!  I know, I love the orange and green combination - I know that you love orange too.  There's just something so pleasing about that colour.

Sally, it's gorgeous!  You did such a fabulous job and the sofa, as everyone has said, is just perfect!  If I were buying that property, I would definitely want to buy the sofa to go with it.  Your idea of separating the two spaces visually with the ladder was brilliant.  BTW, there was an episode of The Stagers on TV last year (I don't know if you saw it or not) where Matthew was staging a condo in Vancouver that had the identical pillar in it.  I wonder if it was the same building.

Charlene - I would dearly loved to have taken a chain saw to that pillar, but unfortunately, it holds up the building - darn!  I wonder how Matthew worked around it - will have to go online and see if I can find the episode.  I thought the tree at least camoflaged it a bit.  Thanks for all the compliments.  I know you've done a lot of condos in Toronto.  Isn't it fun trying to find parking at the building and loading all the items up and down in the elevator?!!!...

All I can say is WOW!! I loved everything about this staging job...the plant to hide the pillar, the ladder to separate the spaces, the curved sofa. All brilliant! Great job.

Sally,

That curved sectional really defined the space well. The problematic area; the less than traditional wall angles, would have made a potential buyer question possible furnishing options. You made it quite clear it was a bonus feature of the unit. I can certainly appreciate why this property sat on the market so long while vacant. Nice job...

Sergio, thanks so much!  It was interesting - this curved sofa actually seats a lot of people, too, so for a modest sized condo, it really had the potential to entertain a lot of people.  Hopefully this will help "square pegged" people visualize a "round" hole.
