Discuss with your agent whether a Virtual Tour is right for your property. Remember that potential buyers are not the only ones looking at your listing online. There are very sophisticated burglar rings that are on the prowl for their next home that looks like it is good target.
Let us assume for this post that you are going to use a Virtual Tour. Here are some key points that you must abide by for security reasons:
- Make sure that you take a video of all of your valuables, electronic equipment, computers and all other items that will cost money to replace. You may take still shots of this list as well. Make sure you take the recorded copies and place them somewhere other than your home.
- Make a written itemized list of all of your possessions, their serial numbers and how much it will cost to replace that item. Keep this with your video or photos. Also keep a copy of your insurance policy number and contact information with the itemized list.
- Make sure that you remove all valuables when filming the virtual tour or taking photos of your listing. This includes jewelry, rare art, paintings, collectables and anything that looks expensive. If you remove your jewelry from off your dresser but leave your Stradivari Violin out in the open you are sending a signal that you have valuables of interest. It is important not to look as though you would be the perfect target.
- Keep your cars out of all the photos and Virtual Tours. The bandits can zoom in on your car and get your license plate number, your make and model plus they now have your address! That is an easy way for them to get a new car!
- Make sure that any bushes close to your windows and around the exterior perimeter of your listing are trimmed down low enough that no one can hide behind them. This is one of the things the thieves look for in Virtual Tours and Photos online.
- DO NOT videotape or take photos of your TVs, Cameras and Computers.
- DO NOT videotape or take photos of any part of the listing that shows the alarm pad and where it is located, the locks on the doors or motion detectors. Be mindful of what you are getting filmed. DO NOT tape your skylights, attics and crawl spaces.
It is not imperative that you have a virtual tour of your home. If you feel uncomfortable about having a virtual tour done of your home than tell your agent that you wish not to have one. Your agent has many ways to market your house. Virtual Tours is just one of the many tools at your agents' disposal. Not all homes are candidates for Virtual Tours. Your agent will work with you to create the best marketing plan for your home. I know sellers who did not wish to have Virtual Tours and thus did not list with an agent. That is not a reason to go it alone.
Agents: I suggest that you create a form with this type of information and provide it to your sellers. Have your sellers sign a copy of your form to validate that you disclosed the necessary precautions the seller needs to take. This is not legal advise.
