Does Your Security Measure Up? Is Your Listing Secure?

Virtual tours Virtual Tours are a great tool for Sellers to get exposure of their listing. There are those who would agree and those who don’t.

Discuss with your agent whether a Virtual Tour is right for your property. Remember that potential buyers are not the only ones looking at your listing online. There are very sophisticated burglar rings that are on the prowl for their next home that looks like it is good target.

Let us assume for this post that you are going to use a Virtual Tour. Here are some key points that you must abide by for security reasons:

  • Make sure that you take a video of all of your valuables, electronic equipment, computers and all other items that will cost money to replace. You may take still shots of this list as well. Make sure you take the recorded copies and place them somewhere other than your home.
  • Make a written itemized list of all of your possessions, their serial numbers and how much it will cost to replace that item. Keep this with your video or photos. Also keep a copy of your insurance policy number and contact information with the itemized list.
  • Make sure that you remove all valuables when filming the virtual tour or taking photos of your listing. This includes jewelry, rare art, paintings, collectables and anything that looks expensive. If you remove your jewelry from off your dresser but leave your Stradivari Violin out in the open you are sending a signal that you have valuables of interest. It is important not to look as though you would be the perfect target.
  • Keep your cars out of all the photos and Virtual Tours. The bandits can zoom in on your car and get your license plate number, your make and model plus they now have your address! That is an easy way for them to get a new car!
  • Make sure that any bushes close to your windows and around the exterior perimeter of your listing are trimmed down low enough that no one can hide behind them. This is one of the things the thieves look for in Virtual Tours and Photos online.
  • DO NOT videotape or take photos of your TVs, Cameras and Computers.
  • DO NOT videotape or take photos of any part of the listing that shows the alarm pad and where it is located, the locks on the doors or motion detectors. Be mindful of what you are getting filmed. DO NOT tape your skylights, attics and crawl spaces.

It is not imperative that you have a virtual tour of your home. If you feel uncomfortable about having a virtual tour done of your home than tell your agent that you wish not to have one. Your agent has many ways to market your house. Virtual Tours is just one of the many tools at your agents' disposal. Not all homes are candidates for  Virtual Tours. Your agent will work with you to create the best marketing plan for your home. I know sellers who did not wish to have Virtual Tours and thus did not list with an agent. That is not a reason to go it alone.

Agents: I suggest that you create a form with this type of information and provide it to your sellers. Have your sellers sign a copy of your form to validate that you disclosed the necessary precautions the seller needs to take. This is not legal advise. Please consult with legal counsel for further information.

It's good to have a list such as this for insurance purposes (i.e. fire, theft etc.) I think that's why I like the real estate shows. We can take still photos and they move as if a virtual tour. So there are many options for marketing although this list, pictures, video etc. will surely protect them in the long run not just for marketing but for their own knowledge. Good list!

Thank you Ashley. Most people really do not think about it. Prevention is best. We have high profile homes that a Virtual Tour would not be a wise idea. Katerina

Sally- Thank you for adding to the conversation! Love to have you around! That is great that you can take the photos like that. With your skills in photo shop you can even edit out any security breaches. Katerina

Katie- Thank you for commenting on my blog. And yes, it is scary. One of my agent friends had a client you was raped and the rapist had her virtual tour on his computer and planned the whole crime from there.

Sally- I started checking it out last night but then got sidetracked with Janie helping me with mybloglog. So now I have my widget telling me what google searches are bringing people to my blog. I will continue with the realestate shows later this afternoon. Got some writing to do. Thank you for your help. I think this might be a way to solve the security issues. Katerina

I would love to be your Realtor® in Akron Ohio!
Katerina, that is excellent advice and very enlightening....I will re-think how I approach my sellers with this info. We do need to protect them from the things you mentioned. We never know who is checking out our tours and pics on the net, do we?  Regards, DavidC

That is why I like Sally's idea of using the Real Estate Shows because you can take still photos of only what you feel is right to take photos of and then turn it into a video type format. I just did my first post today with one on Villagewalk Wellington Florida community. It turned out really good! Thank you for your comment. Katerina
