How to help out of area buyers

Because Prescott Arizona has always been a wonderful place to live, I get a considerable number of calls an emails from people who are considering moving here from all over the U.S. and Canada. It makes sense that as a Realtor I would be the right person to ask for information about a new area.

So I have developed a system for helping out of town home buyers learn about Prescott and the surrounding areas. First I ask plenty of questions about motivation. Its important for me to understand what they buyer is trying to accomplish so I can best help them.  Prescott Arizona has a warm and friendly culture and I find it important to relay that to the buyers.

Next I work on understanding the type of home and neighborhood that will work best for the buyers. I do this by sending a bunch of listings by email and asking for feedback on them.  In this way its easy to see what types of properties and neighborhoods get people excited and this helps me to be more efficient with my time.

Finally comes the first visit to Prescott. I like to start by meeting in my office which is across the street from the town square. We go over the  map of the area and work out a plan to explore various neighborhoods. I then do a driving tour in a big circle around Prescott to show the buyers the town in a way that saves them days or weeks of exploring on thier own.

Once we have identified one or two neighborhoods that seem to be the best match we focus on identifiying the best properties and then finding the best deals. These are often foreclosure properties which is my nitche in this area.

I have discovered that different buyers work in different ways and that good clear communication will always help in identifying the best way to help a home buyer explore a new community.
