Blaine MN - Average Property Taxes of Homes for Sale by List Price Range

There are a total of 430 Single Family homes currently listed for sale on the MLS in Blaine, Minnesota (as of August 12th, 2007).  The city is located in the southern part of Anoka County.  Blaine has a wide range of neighborhoods.  The west side of Blaine tends have well established neighborhoods with large trees.  The east side of Blaine tends to have newer homes and communities which have been developed recently.

Some of the data reflects the fact that there are scattered upscale properties with abundant acreage.  The data for homes priced over $1.0M reflects that fact that there is only one home in each price range, with the execption of the $1.2M - $1.3M range, which is empty (no homes in that price range).

This data was collected on homes currently listed for sale only.

Why is there a hole in the data in the one million dollar price range?  Is that a mistake?

Tom, thanks for your comment.

The "hole" is most likely caused by the fact that a newly constructed home will not have the annual property taxes assessed until after the first year.  In other words, if the home is less than one year old, the tax records do not reflect the "real" annual property tax the homeowner will be paying after the first year. 

There can also be a little bit of a lag between the time when the sale of a home is complete and the county enters and updates the records on their property tax system.
