I got a call today from one of my real estate agent clients, who then put her prospect on the phone so I could pre-qualify her.  She asked me, "Can I still get a no-down payment loan?"

Because of all of the news related to the mortgage mess, many people now believe 100% financing is history.  Its not.  Don't assume it is.

There are still plenty of 100% programs around if you can prove your income through paychecks and W-2's, or tax returns if you are self employed.

You may also need a few months reserves and decent credit.  But then again, you could always go FHA, which is not credit sensitive but on another blog I wrote previously.  FHA Loans are Back and Just In Time

There are still some stated income loans available at 100% with excellent credit and a few months reserves, though I cannot tell you with much confidence they will be here much longer.

The bottom line is don't assume anything today.  Get with an experienced lender to go over all of the available options.  You may be surprised given the news of the day.
