Often real estate professionals will tell home sellers what they should do to sell their home. 

In addition to advice about things to do, which include improving curb appeal, and removing clutter from the home, etc.,

There are also things sellers committed to selling their home, should and shouldn't do.  They follow here:


1.    Be absent during showings of your home.  Homebuyers are generally more comfortable viewing homes, when sellers are not there.  It gives them an opportunity for a more thorough look.  They are more likely to feel free opening closets to check for size, etc.

2.    Make certain pets are secured so they don't get underfoot during showings.  This is especially true if you have a dog or animal that is likely to be aggressive or barking during showings.

3.    Leave heating or air conditioning on when buyers are coming by.  If the house is too warm, or too cold, it doesn't encourage buyers to stay long during viewings.  You want them to feel comfortable staying and really checking out your home.  If the temperature of the home is not within comfortable range, the buyer could think there are HVAC problems.

4.    Clean the house and pick up children's toys, magazines, papers, and clutter.  Don't leave dirty dishes in the sink.  While marketing your home, you might consider paper plates and cups that are easier to deal with when you leave for work in the morning.

5.    Leave lights on to make the home appear more inviting.  Outside motion detection lighting, can be wonderful during the darker months of winter.  Especially when agents are trying to negotiate lockboxes that are often located in darkness.

6.    Keep your home smelling fresh and clean.  Try to keep your home free of odors.  Pet odors, and strong cooking smells can turn off some buyers.

There are other suggestions in addition to those provided here.  It is important that you work with your agent to learn more.

Myrl, this is a simple list that says it all. Clean, neat, lights on, not to hot, not too cold, no smelly homes, no barking, biting dogs or cats rubbing up against you, and leave the house. How easy is that?
