When writing contract of any kind remember your ‘idiom.’

We all do it and it can make or break you contract.  It can also make or break you and your wallet.  Be careful of it because you use it every day.  So you may be asking yourself what the world is idiom, well I'll tell you the meaning in part is: the usual ways in which the words of a particular language are joined together to express thought.  Is what you wrote really what you meant to write or say?  Be careful the word police are out there.  It's a great day to buy or sell a home.

There's often more than one way interpret the exact same sequence of words, so it can be a real challenge sometimes to clearly state EXACTLY what you mean.  We go back and forth sometimes looking for the optimal phrase.

The best thing we can do is use standard forms and have attorneys draw up contracts .

Very interesting.

Fact is, most agents are so afraid of writing anything, they express themselves in strange and wonderful ways that are often bordering on practice law without a license. 

I've seen some contract language added by agents that are comical.
