Mercer County NJ Home Sales Increased Dramatically in June

Here are the real estate sales for the various townships and boroughs in Mercer County, for residential sales in June, 2010.  There are a lot of areas in Mercer County, so the easiest way to represent all the homes sold is by place.  I can run a similar report for you of condo sales by development - just let me know if that is your interest.  Contact me for details of any Mercer County or Hamilton, New Jersey community real estate activity.

Summary

The Mercer County NJ real estate market stayed very busy in June.  The numbers speak for themselves, as sales in almost every area increased substantially over May.  Especially notable are the high prices, which show sales over $1,000,000 for the first time in months in several areas.  The sales were sparked by the historically low rates - I'm seeing preapprovals at 4.25% (!).  Also, the market has leveled out, in the sense that sellers are more realistic to what their house is really worth, now that there are sales to bolster the appraisals.  Our inventory also has a good backlog of short sales and foreclosures, so there continues to be pressure on sellers to price aggressively.

*Mercer County Home Sales
444 homes sold in June, an increase of 80%.  247 homes sold in May, 228 homes sold in April, 242 homes sold in March, 116 homes sold in February, 167 homes sold in January.  233 homes sold in December.  In 2009, 289 homes sold in November, 281 in October, 302 in September, 216 in August, and 214 in July.

89 homes sold in June, with a low price of $30,100, and a high of $975,000.
72 homes sold in May, with a low price of $36,000, and a high of $485,000.
63 homes sold in April, with a low price of $40,000, and a high of $550,000.
60 homes sold in March, with a low price of $42,500, and a high of $455,100.
32 homes sold in February, with a low price of $60,000, and a high of $475,000.
39 homes sold in January, with a low price of $117,500, and a high of $498,000.
