As a broker for my company McBride Kelly & Associates Realty I have found it difficult to get agents to do open houses on Holiday weekends like 4th of July. We pay for the advertising and even get the open house set up for them. It seem like all of our sellers are pushing for more open houses on holidays and I am not sure how I feel about it. I am trying to accomodate their needs but are open houses on weekends like 4th of July even worth it. If you have any experiences you would like to share please do so. Thank you so much!

Brian, I'd take each case on an individual basis. I've had an open house on a holiday weekend in a lakeside development where I knew there were potential 'weekender' buyers around. The house was vacant so I wasn't displacing a family. In general though, I'd say do not bother.

When thousands of people are going to be out doing their BBQ, and at fireworks celebration events, it would be difficult to convince me that I should hold an open house.
If an agent is an employee receiving a salary or hourly pay, plus holiday overtime, then they can be required to work on the holiday. But if they are independant contractors as we are in AZ, the broker cannot require it.

Brian, I was on site at a new home community this past 4th of July and had the best traffic on Saturday 3rd and Sunday 4th. Having said that, I'm not sure I would do an Open House on a re-sale.
