 I saw the video, very awesome debate, I want to make a point of this, Zillow it is not accurate and it is an estimate, so I do not know why people want to relay on that service?  It is just to have an idea and yes, it can be outdated or not and sometimes it can be almost accurate, who knows, but an automated service will never replace an appraisal made by an appraiser.  Even the market analysis are not accurate, they are near, but many times not accurate.  I do not agree how they atacked to the zillow guy, loyd?. He was eaten by Realtors. I believe that he will improve his system. I really did not like how they treated him, he is trying to offer a service, but I understand why realtors are mad at him, because a lot of consumers believe what they see on Zillow and they want that house on that price when the price is very low.  Hm...   still there is not way to treat someone like that, just he can advertirse on first page with big letters, that if you want something accurate go with an appraiser that data can be wrong or outdated.

Where I believe that zillow will work perfect in near future it will be with comps for properties of the same model, there is a fucntion that you can compare just houses very similar, that function will be improved near future and with new data, zillow can do it better.

There will always be huge parts of our country where companies like Zillow, et al, will never be accurate.  Many parts of the country just don't have those kinds of developments that are basically cookie-cutter types.  It will take a real person, hopefully a REALTOR, to give real solid up-to-date information.  The FTC is going after Zillow now because of the inaccuracies in their data.  Should be interesting to see how that plays out.....

I've been trying to watch the video, but I only get through the beginning and it freezes up on me.  No doubt it's an issue on my end, likely my connection.  But I hope to be able to watch the whole video all the way through shortly.

ray - the video is one i plan to watch again to pick up on the subtle comments that i may have missed. what many have failed to mention is the great input brad inman of inman news provided. classic inman! i did notice that the tension of the panel seemed to exist before the session even took place. just pay close attention to their faces in the introduction.

based on the participants commentary, i plan on writing a post that asks a very important question.....stay tuned.

ann - i do hope you get a chance to view the entire video as it's actually a 3 person panel discussion that was very entertaining and informative.

I got to see them in live action which was great fun. Hope everyone is now aware of the consumer complaint that has been filed against Zillow(Roberta Murphy wrote a great post on this in the last day or so - defintely a good read).

Rudy, great video and thanks for sharing - and totally agree with you, Inman is a class act.  As for Zillow, it's a tool for consumers, what I find wrong with it is that it does not identify itself as only a tool and should ask that the consumer contact a Realtor to get the real estimate.  Rick and I use Zillow in our listing presentations now because we know the consumer is using it and want no surprises for our sellers.  We do our CMA, also pull a radius comp search from the city and pull Zillow's numbers as a system of checks and balances.
