Business WILL come back and times will get better. In the meantime, it's important for agents to keep their names and faces in front of the public. If there's no money for postal mailings or print ads, at least keep an interesting and updated website and continue sending email.

Put some kind of lead capture on the website, and follow up with every lead. There IS still business out there, even in the hardest hit communities. So reach out and grab it!

It's also important right now to mainain contact with past clients and those in your sphere of influence. You don't want them to think you've dropped out of real estate!

Mike in Tucson: Never Give Up

When the business cycle of mortgage lending or real estate sales really slows down, I've noticed a correlation in blogging activity on the Active Rain Real Estate Network.

DESPAIR

People just give up, it seems.  They stop blogging. 

Someone told me last week "It doesn't matter right now whether I blog or advertise.  Nothing's working, and I'm not going to waste them time."

RENEWAL

I'm old enough to have gone through this cycle more than once, and I can tell you that it's not "good thinking" to give up on something that keeps your name and business in front of others.  Out of the ashes of the present always comes renewal.  It comes to you if you stick with it, or it comes to others who stick with it if you quit.

See that little green leaf in the photo?  I captured that image last weekend on Mt. Lemmon, high in the Catalina Mountains just north of Tucson, in the little town of Summerhaven.

Summerhaven experienced a horrific forest fire a few years back.  The fire burned in the Catalinas for weeks before being brought under control.  Thousands of acres burned, and before it was over, the little town on the summit, Summerhaven, burned as well.

Homes nestled in the forest were reduced to ashes.  I remember in particular one shop that sold glass beads.  All that was left after the fire were colorful patches of glass, created when the heat of the fire melted the thousands of glass beads into molten slag.

Today, new homes are springing up.  Construction is a bright spot in the economy of Summerhaven.  And all across the landscape, new green shoots rise from the ashes, spreading their leaves to capture the sunlight and GROW! 

BUSINESS RENEWAL

Growth wins out in the end; renewal happend every time.  Just like spring comes again after winter, renewal will come to the business of real estate and mortgage lending.

Those of us who persevere, and stay in front of our Social Network friends and clients, will be the first to grow again.  We'll capture market share from those who give up in the face of adversity.

We had 3,885 homes close escrow in San Diego County just in the month of June 2010. If a real estate agent can't get a portion of that business, I would say that the real estate agent doesn't have a business and marketing plan.
