Ready, Fire, Aim! Home Buying done wrong!

Many home buyers start their search for a home when they are "Ready!"  The next thing many will do is start looking at homes.  They will attend Open Houses or search the Web for homes that fit their interest as far as location, number of bedrooms, maybe have a pool and definitely the most desirable looks they can find.  The are now ready to "Fire!"

Now to this buyer it is time to find a Realtor or speak with the Listing Agent and make an offer.  The next step is to "Aim!"  The Ready Fire Aim process sets up a buyer for disappointment and quadruples the work it will take for a home buyer to be happy with the home that they will ultimately be able to purchase.  Most home buyers want more home then they can afford.  I always bring up the fact that even Bill Gates most likely wants an Island that he can;t afford! Perhaps Kauai!

Home Buying done right begins long before the Ready step!  Save money for a down payment, clean up your credit and get Ready to begin the home buying as an enjoyable process!  It is time to either find your Realtor or contact a direct lender!  You will need to have credit run and find out how much home you can afford.  That's not the final step of knowing which homes to look at because you will also need to know how much money you want to spend monthly.  Now that you know how much you can afford and how much you want to spend monthly it is time to look only at homes that are priced within your comfort zone.

It is essential to know how much money you will need to close escrow and how much money you will need to have in the bank for reserves.  It is easy to say that once you close escrow you will change the carpet, add tile, paint or landscape.  The rough part is to have the money to do the work and not dig into your budget!  Buying a home within you means will bring you the pride and joy of home ownership!

Tony - I like the approach. I am somewhat surprised at how many are resistant to seeking out a lender or an agent before they settle on a house.
