STUNNING - BREATHTAKING - SHOCK & AWE! Really? Are you Serious? C'mon?

Everyday on the MLS you see the same words, STUNNING, BREATHTAKING & JAW DROPPING to describe a $164,000 listing with new porcelain tile and corian countertops. You see a large oak tree advertised as UNBELIEVABLE.

 

Really?

 

If I were to see this guy in my backyard you'd see my jaw drop AND a small yellow puddle by my pant leg. Especially if I heard that........ "CHA CHA CHA - CHEW CHEW CHEW...."  {MOMMY!!!!}

Jason in real life would be STUNNING. Granite countertops are not.


Finding out I just won the lottery would literally take my breath away. I'd probably pass out. I can assure you that I wouldn't DROP TO THE FLOOR over crown molding, new faucets or elongated toilets with chrome attachments. No interior upgrade would make me clutch my chest and go cross-eyed.....

I've seen some mighty fine houses, but never once have I looked at a pool and stood in SHOCK & AWE. It's a pool folks. No matter how beautiful, it's still just a pool.

An unbelievable oak tree better have elves living in it to be "UNBELIEVABLE."

Linda #6, that's because the water view is only available from the highest point of the roof WHEN all the leaves have fallen off the trees.

Mike #8, We just made an offer on the Pet Home!  (Didn't work out though!)

Inna, We saw that toilet too!  Luckily it wasn't in our listing!

Ya gotta admit....we do need adjectives.   We write descriptions of properties over, and over, and over.  We sound like broken records.   So we gotta try to make it sound intriguing to ourselves!   That's why2a 1,500 sq ft house can "feel" spacious.   Some property descriptions are just boring, blah, blah, blah.....   And at the end of a long hard day (while writing a description on a new listing)....don't ya just wanna say the truth about the ugly powder pink bathroom??   Thanks for the giggle on this post :)

Now Greg,

You mean to tell me that you haven't used the word Stunning in any of your listings??  It is up to us as Realtors to do the very best for our clients.  That is to get the buyers attention and to get them to come see the house.  I will admit I try not to over do it.  As a former chef/owner of my own restaurants though it comes from past experience to try to describe things by using as many adjectives as possible.  Now for instance a bathroom has to be something to be Stunning.

Great points. How many go to a previous listing and just spruce it up a bit. My current listing has this. It is dated, with a view (of a busy street) etc... how could I enhance this? NOT... Tell it like it is.

But you are so right, out in in Cal. the higher end are "stunning, dazzling, jaw dropping, welcome home properties."

Marketing doesn't equate to being like everyone else. Being unique, descriptive and very creative does. Appeal to the masses, but do so differently.

A beautiful house can be described so differently.

Shocking,

I inspected a house that stank so bad the buyers agent couldn't stay inside it.

When the buyer decided not to purchase this home, The agent called and yelled at me.

That was jaw dropping.

 

I saw a home that had settled on one corner by 7 inches. Seriously you could stand in the living room and put your hand through a crack to the outside.

The listing agent wrote "Creative Views" on the listing. WOW

I guess we tend to go a little over the line when trying to impress people with our listings.  But, wouldn't the truth sound so bland?  I mean, who would buy a home advertised as, "a crappy little duplex in the hood that once had dog turds all over the floor?"  A "quaint fixer upper with a lot of potential for an investor" sounds a LOT better!

Once again, Greg, you are hilarious.  I'm sure you don't sit down at your computer and say, "What shall I make horrible fun of today, get the doers all riled up about it...??"  Do you?  Because honestly, sometimes your posts make me think just that.  That you are thinking of the last thing someone did that aggravated you to no end so now you're going to write about it.  You have your own "Just Say No" campaign!  Today, we're saying "NO!" to overusing descriptive words.  Works for me!
