Kitchener-Waterloo Vacant Homes: Why They are a Tough Sell

Vacant homes are some of the toughest properties to sell. A national survey done by the Real Estate Staging Association (RESA) in 2009 found that vacant homes which were staged spent 78% less time on the market.

Below are the reasons why Kitchener-Waterloo vacant homes are so hard to sell:

1) Buyers are inherently visual - only 10% of buyers can actually see past what is right in front of them. If they can't see it, they won't buy it.

2) Rooms always appear smaller than what they actually are without furnishings in them.

3) Buyers can't imagine how their furniture will fit in a room without any frame of reference.

4) In a vacant property, dated or extreme decor dominates what a buyer sees - and remembers - which results in the overwhelming impression that "the house needs too much work."

5) Without furnishings, buyers are often confused as to the function or purpose of a room. Rooms without purpose detract from the overall value of a home, making the property less desirable.

6) Without furniture or accessories, buyers cannot imagine living in the home.

7) Because the property is vacant, buyers can form the opinion that the home owners are desperate to sell and then figure that the seller will accept any offer just to get the property sold.

8) Vacant properties have no warmth and buyers have a tough time connecting emotionally to them.

9) Without furnishings, all flaws or defects in a room are magnified for buyers. So instead of focusing on the potential of a space, buyers will simply see how much work and money is required to fix it.

10) The sheer emptiness of the home can be overwhelming to buyers. To them it will seem as if there are too many windows and too much expansive wall space. This is true especially in large, luxury homes.

Unfortunately, vacant homes will statistically sit on the market for 190 days before either selling at a much lower price or being taken off the market, staged, and then re-listed. By comparison, vacant homes which have been staged have been shown to sell in a mere 33 days according to RESA's 2009 survey. That is a staggering 85% difference!

Heather- so true!  I was in a vacant house a few weeks ago and each step echoed throughout the house.

Heather - vacant properties are cold and lifeless.  Often buyers purchase a home because of an emotional connection to a house.  It's a tough sell when there's no furniture or accessories.

Kathy - I know exactly what you mean and when a house is that empty its really hard to imagine it as the family home.

Sally - You got that right! It might seem like a big investment when staging a vacant property but it means a world of difference to the buyers!

Oh how true. But so many home owners try it first without staging. Then when it hasn't sold they stage it which is so sad. All those people that came through when it was a hot new listing are not going to be coming back to see it staged.

Nancy - thanks! I had many more but you can only include so many in a blog post .. its incredible the tangible difference staging makes in a vacant property.

Shar - So true. Its always best to start off strong, not 'let's see how the house does .. if we have to, we'll explore other options.' There is a house around the corner from me - its vacant - it has been listed for sale since April and has just changed real estate companies. The home continues to show poorly and the new agent didn't even get new pictures, just re-used the old ones. Sigh. I have contacted both agents .. we'll see what happens.

Patsy - The living room 'after' shot is one of my all time favourites! The new paint colour along with the furnishings did wonders to improve the appeal of this space!

Heather ~ I love the colors in the living room and that very COOL mirror -- what fun!  I agree, buyers can be completely overwhelmed when they see a vacant house;  and as a result, due to their lack of confidence many of them just won't make an offer.  So our help is really needed by both buyers and sellers, isn't it?

Maureen - great points and I completely agree. We are a vacant property's best friend! As to the living room in the picture .. very possibly one of my favourite spaces. The mirror is great - we love shopping for accessories and I have to admit that we probably need an Accessories Anonymous Group .. lol!

Great summary of facts.  I have re-blogged and commented on Facebook.  My market is the same.

I do not get why realtors encourage, yup in some cases they have, sellers to leave property vacant?  Ironic isn't it?  They may have had to pay for storage elsewhere to leave their house vacant and then they have to pay to have furnishing brought in by stager!

Thanks Heather for a GREAT blog post. I've found that in selling a vacant home, it isn't necessary to really "stage" the whole house. What buyers need, first, is some help "sizing" the room, which can be done with a table and chair, a small bed and dresser, even a table with some flowers on it. A few accent/accessory pieces to define the 4 corners of the room. A tough sell to be sure, but doable. Unless it's a "lifestyle" neighborhood where homes fetch a high asking price, I believe the money spent on staging would be better spent somewhere else, say, landscaping or painting or a quick refinishing of the floors to make the property feel move-in ready.
