Callawassie Island, set in South Carolina’s famed Lowcountry, is open to residents of all ages. It neighbors the well-known Hilton Head area, and shares many of the same qualities while retaining its own distinct charm.  Its unique island amenities offer unlimited recreational opportunities in stunning surroundings.

Those who live, or frequently travel, along the East Coast are likely to have heard of Hilton Head. This beautiful coastal destination is popular among both visitors and relocated retirees. However, the smaller community of Callawassie Island offers an alternative to Sun City’s bustling resort environment.

Callawassie Island covers 880 acres of lush island and will eventually offer 726 residences, including both single-family and attached homes. In contrast, the much larger Sun City Hilton Head contains over 8,000 homes. Yet being smaller does not prevent Callawassie Island from offering many resort-style amenities. The community features a spacious clubhouse, a 27-hole golf course, a state-of-the-art fitness center, six Har-Tru tennis courts, an on-site restaurant and dock access to the Colleton River.

Homes at Callawassie Island are set on large home sites, from quarter-acre to one-acre lots. The homes themselves include some attached villas and golf cottages, but also include custom built homes. This combination of large home sites and custom built homes appeals to many homeowners, and is not often found in a typical active adult community.

As with other active adult communities in South Carolina, Callawassie Island features many country-club-style social activities. There are tennis programs, social clubs and community events. Yet Callawassie Island also offers the joys of island living. The many coastal pleasures include boating and kayaking, sandy beaches, and plenty of opportunities for fishing, crabbing, shrimping, and even deep-sea fishing.

Residents also choose Callawassie Island for its proximity to other popular tourist attractions. They can enjoy an active lifestyle in this quiet community, while easily visiting nearby hot spots. Both Hilton Head Island and Savannah, Georgia are located about 30 minutes from Callawassie Island. South Carolina also offers many quaint historic districts such as those in the nearby towns of Beaufort and Bluffton.

Choosing an active adult community comes down to a matter of personal preference. Some people prefer a sprawling resort-style community, while others are drawn to a smaller, country club setting. Though Callawassie Island is open to all ages, its lifestyle and amenities are designed to appeal to active adults. When considering South Carolina’s Hilton Head area, Callawassie Island is one community that should not be overlooked.

We have a second home on Callawassie and we are just barely 55+! How or when that happened I don't know??? 


Callawassie is absolutely beautiful.  There are enough people and a variety of lovely homes to not feel secluded but also to be relaxing and peaceful when we visit.  I am a young 55+ and what impressed me was the level of activity of the people.... golf... always!, tennis, kayak club, garden club, bicyclists, walkers, runners, swimmers,  aqua classes, all kinds of classes at the gym.  I also enjoy seeing the school bus coming onto the island!


Our home is on tidal marsh and at high tide we see dolphin swim by, we catch crabs off of our dock. I believe Callawassie is a bird sanctuary, and the large variety of birds and wildlife are just beautiful... fox, deer, gators (in the ponds!).  I call our house Sunset Blvd.... yup, just behind our house we see gorgeous sunsets!

 

Just a short causeway away you can drive/walk/bike over to Spring Island with it's acres of nature trails, horse stables...


I can't wait to go back down!!
