OMG!  If you work them they WILL pay off! Not all of them but a few will!  LeadStreet leads have paid all of my RE/MAX fees over the last 1 1/2 years.  Lots of rejection but the ones that want to work with you will make up for it.

I have been a re/max-ee for only a short time. I recieved 2 leads 1 will be closing at the end of the month (good one too) and 1 was a no response. I hear others say that they never get leads from LS. I guess we take them as they come. there's no way to increase the leads or "buy better position" or anything. So I guess as long as one doesnt depend on it, it can come in handy :)

Rod - I was impressed in the beginning by the number of leads that "Lead Street" generated. I just joined Remax June 1, 2007 and within 30 days (roughly) I had built up a lead base of around 14 clients. Only 3 have turned out to be "ready, willing and able"; 1 is flying in the first week in September, 1 is waiting for me to find a house that will convince them to put theirs on the market and 1 is willing to wait 5 years to find a 1800 - 1900 victorian with a view of the Ohio River with 4000 minimum square feet.

It may take me 5 years to find the 3rd lead the property they desire (those parameters are tough but not impossible), the 2nd - well I keep sending them new properties that hit the market and the 1st I cannot wait to meet when their plane arrives. The 1st Client (the one flying in) is READY.

So --- out of 14 leads I know I have 1 definite purchase (SOON), 1 warm purchase (So-So SOON) and 1 warmish (EVENTUALLY) purchase.

The definite purhcase alone will pay for my Remax Fee's for at least one year so to me the lead street system is worth it's weight in gold.

NOTE: The last 2 leads I received had bogus email addresses so I do hope that they can prevent these kinds of leads from even registering in the future.
