OK, So How's The Market This Month?

You know it is great to have someone bright working with you!

Homes for sale in the Fredericksburg VA area continue to languish on the market.  The slowdown now is not unique to August.  It is typical with people concentrating on getting the children back into school ("Hurray" shout all of you with school age children).

My daughter, Dawn DeGroff, who works with me developed some information that I think is pretty interesting.

There were 213 detached/single family homes sold in the City of Fredericksburg VA, Spotsylvania County VA, and Stafford County VA during the past 30 days (as of yesterday).

26% of them were priced between $200,000 and $299,999.

43% of them were priced between $300,000 and $399,900.

17% of them were priced between $400,000 and $499,999.

12% of them were priced over $500,000 and 2% were priced below $200,000.

July sales reports from the Metropolitan Regional Information Systems multiple listing service show that the median price range for homes sold in our area (which also includes King George County and Caroline County) to be $316,000.  Sales in July were off 20.18% from last July.

Hopefully, this trend will change soon!

Here in Madison NJ the market seems to be in slow recovery mode.  Madison NJ Real Estate is always to an extent in demand, but in the fall of last year and the spring of this year we had a little problem with home sellers refusing to see that it was no longer a home sellers market.  That has changed now and homes are selling and people are moving.

James - Seems that whenever you ask a real estate professional how the market is in their area, the response depends on how that individual's past week's went.  Unfortunately, that is not a fair appraisal of the market.  Glad to hear you are in a recovery mode - albeit slow.  Hope you do well for the remainder of the year.

It is always important to determine what are the "meat and potatoes" in the market.  It shows you where the buyers are focusing.  That is the spot in the lake where the fish are biting!
