JUPITER ESTATE HOMES ARE A GREAT VALUE IN NORTH FORK

There is a small enclave of homes tucked away in the northern portion of Jupiter with lovely estate homes in a gated community. 

North Fork homes were built individually, not as a development with a number of models, beginning in the early 1990's right through into the early 2000's.  Many of the older homes are updated with new kitchens, bathrooms and floor treatments.

There are about 130 homes in two sections of North Fork -- the east side and the west side.  Homes run from about 2500 square feet under air to more than 4000/SF on about four well landscaped streets.  Some of the homes back onto one of two lakes in the community and many residents have added pools to their property. 

Property values in North Fork are relatively stable dropping just five percent in the past two years.  North Fork is a great community for those wanting to buy a home that holds value in this declining market.  Since there are few community amenities the HOA fees are quite moderate for the area.

From January through early July, 2010 two homes sold in North Fork averaging $165.5 per square foot under air, down just five percent from 2008 when four homes sold averaging $174 per square foot.  In 2009 there were eight homes sold averaging $172 per square foot.

North Fork is located north of The Shores, off of Indiantown Road and Central Boulevard, not far from I-95 and the Florida Turnpike access, and close to shopping centers.  In early July, 2010 there were eight homes on the market in North Fork ranging in price from $425,000 up to $595,000.
