Bringing It All to a Close in Louisville!

We have all heard the saying, "It's not how you start, its how you finish." Nothing could be truer when it comes to buying a home. You can make the perfect offer on a beautiful Louisville home, fly through financing and inspections, only to hit the wall hard at closing. What happened? You may have forgotten some of the basics in bringing it all to a close in Louisville!

When you are in the market to buy a home, and especially after procuring financing, there is one Golden rule that MUST be followed:  don't change anything about your financial profile! Any changes to your credit picture can mean you no longer meet the requirements for your financing.

If you are in a contract for a home and are waiting on closing, don't buy anything on credit! No furniture, no car, no 90 days same as cash items!! Any of these can change your credit profile, no matter what the salesman tells you, don't do it! You might have to come up with more down payment or might not get the loan at all.

Don't forget to ask for a final walk-through inspection. This is just a good idea. You can check the condition the previous owners left the home in. If anything is amiss, it's better to address it while the owners are right there. Also check that any negotiated work has been completed. (You may have legal recourse but who wants to be fighting when you could be unpacking and shopping!)

Mollie, great advice to buyers in today's turbulant financial market, once you have loan approval do not buy anything, until you close on your home:)))
