買地產為什麼一定要自己的經紀人?

您在美國買地產為什麼一定要自己的經紀人?

第一, 買方經紀人對買主來說一般都是免費的. 絕大多數的地產買賣都是由買賣雙方的經紀人參與的. 這是有原因的. 賣主和賣方經紀人簽合同, 所有的合同中都必須講明, 買賣方經紀人費用是50/50對分的. 就是說, 買方經紀人是從賣主那裡收費的.

作為買方, 你想像可以省錢不用買方地產經紀, 盲目不用經紀, 其實根本無法省錢. 舉例來說, 80萬的公寓簽了5%的經紀合同, 公寓上市, 5個月後過戶時, 賣主必須付4萬經紀費用, 買賣雙方經紀人所在公司各得一半, 經紀人從公司拿薪水.

第二, 賣方經紀人完全代表地產商或其他個人買主的利益, 所以賣方經紀人幾乎無法告訴買者, 這幢公寓大樓面臨破產, 或者這個新公寓只有百分之三十住家過戶, 或者有房東佔有百分之十以上的公寓等問題. 在美國金融危機以後, 購買地產面臨著更有挑戰性的環境, 貸款環境更複雜, 因為銀行必須做大量工作衡量各各貸款投資風險. 現金購買時,您必須象銀行一樣, 依靠可靠的專業地產經紀, 權衡各種風險. 所以, 買方地產經紀人的地位就更重要.

第三, 價格協商問題. 除了參與價格的協商, 我們還知道哪家開發商可能會協商支付轉讓稅. 幫助你省錢. 作為買主, 從開發商和sponsor直接買房子, 你必須付近百分之二的州市財產轉讓稅NY State and NY City transfer tax, 因此您可能省很多.

第四, 我們了解公寓情況. 如公寓近幾年為什麼提高管理費, 提高多少. 我們經紀每天收到各種開發商的促銷活動, 你自己去看房, 就可能不知道這些特別促銷活動.

第五, 雖然你可以在網上自己研究, 但是還是需要我們經紀人, 了解該房子上市時間, 價位歷史, 周邊已售記錄, 周邊上市記錄, 周邊未售數據, 本公寓大樓上市記錄,對面空地建築許可證問題, 銀行估價的準則, 公寓的投資者佔的比例等等.

第六, 如果您是外地來的買主, 不了解地產生意上的禮節和慣例, 想星期六看房子, 不知道星期六是地產經紀唯一休息日, 最後浪費了自己的時間. 美國地產看房的慣例中還有許多, 如看房必須有24或48小時以前的電話預約, 因為紐約大多數房子都不是空的, 經紀人必須和房東和房客提前預約, 得到房東和房客許可. 最好的辦法是, 提前通知經紀人您方便看房的時間, 讓買方經紀人安排預約. 我們的經驗告訴我們, 有時最合適您的房子每週只能看一次, 特別是價值幾百萬的高級公寓和別墅.

Cool!  I understood every word of that! 

When I worked in the lab - I used to try to learn Chinese....failed miserably.  The fact that so much of it is inflection based makes it very hard for Westerner's to learn.  I was able to teach the Chinese Grad students and post-docs about American idioms.  One of my favorite friends decided to learn two idioms a day...in so doing she tried to use them in any sentence they were at all appropriate!

Eileen, okay exactly what is it that we are supposed to be seeing in your post?  I'm just seeing a bunch of zeros and your phone #.  If this was done with a Chinese translator it didn't work for some reason.
