Mortgages can be confusing at times. Sometimes making feel like you are jumping out of a plane without a chute. It doesn't help when some loan officers don't take the time to walk you through the process. One piece of advice, no matter if you are purchasing or refinancing, but if it takes a full day to get a good faith estimate from a lender, this is usually a red flag. Unless they tell you that they are just busy. And by sharing some of these well written blogs, it might give you some good insight to as what to look for when shopping for a mortgage.

If you are shopping for a mortgage, what do you look for online? If you come across an article or a blog on a certain topic, do you read the whole thing? After half way down, do you go to something else, not knowing that you might have missed some good information? Do you know the difference between a conventional, FHA, VA, or a subprime loan?

 

Mortgage Knowledge at its Best shared by Jeff Belonger.    I just wanted to share with you some great mortgage related blogs that I have found in the last month as I have searched the internet. Some of these might be very beneficial for you, depending on where you are in your home buying process or if you are just refinancing. And do you know if you are getting good advice. Well, let me help you with some other mortgage professionals who know their stuff.

 

 

  • Are builders violating RESPA with using in house Lending?  by  : Gary Miljour    For those of you buying from a builder, please beware. It usually sounds like a great deal, but not usually. I have been a builder's preferred lnder before and I still offered very competitive financing options. But this is usually not the case. Don't hesitate to shop around with at least 2 other lenders. 
  • Mortgage Advice for Hurricane Season  by : Matthew Blum    For those of you that are usually in the path of a hurricane during hurricane season, this is some great advice when purchasing a home and sometimes refinancing. 
  • Cut mortgage payment in half upon retirement  by : Jack Guttentag of Inman News   This article talks about the options of paying down your principal or investing the money into a higher rate of return. Good article for those that thinking that paying down your mortgage quickly is a great option, when it might not be.
  • Mortgage Loan Fees Are Real. (really!!)  by : Tom Burris     This post is excellent because too many consumers listen to their friends, family, neighbors, and co-workers. If you are not sure, get 1 or 2 more quotes. But always try and get a referral from a trusted person, but not their advice on how mortgages work. Leave this up to the professionals. 
  • Red Tape Still Holds Back FHA  by : FHAbook.com   This author tries to make it clear that many lenders can't offer FHA loans to their clients because it can be expensive and a lot of paper work to be approved FHA. Does this hurt the consumer?  yes!!  Because you might not be getting the best loan program which could be costly for you. Make sure your lender is FHA approved.
  • Clouding The Issues by : William Archambault   Bill discusses that educating the consumer is so important. In my opinion, it's very underrated in this business. Be careful on who you shop with. Ask questions. If answers take a while, this should be a red flag.

In CT this is just oneof many reasons why your Realtor is of value to you. Trying to go it alone and deal with mortgages and so on can cause alot of unnecessary stress. Many CT agents have there own mortage person that they have built a relationship with and can maje the process much easier for you.

I cannot tell you how many times I have talked to friends and fellow investors, and told them to work with a mortgage broker who will be patient and take the time to answer ALL your questions.  I tell my friends that there are hundreds of loan products out there, and you need to ask questions - even if they seem dumb - to find one that is perfect for you.  Unfortunately, my friends have not listened to me, and they have had some less-than-stellar experiences with loans. 

BTW, interesting link about buying a home for a disabled family member.  My sister-in-law is mentally disabled (high-performing), and we have been looking for housing for her for some time.  I'll read this article and share it with my family.

Great list of very helpful blogs/sites. A consumer should be as informed as possible, especially with mortgages but it holds true with all financial decisions/obligations.

Rebecca......  in all honesty, neither did I. I found it very interesting and very informative. And thanks for the polite compliments.

Michael..... yes, realtors can be of value to you and they can feel comfortable with a loan officer. And even though you might never have any problems with them, how do you know that they are doing the best for your client though?  Just throwing that out there. Some just know the basics and can only be good with that. Again, just my opinion. Thanks for stopping by.

Tiffany.....  I agree, It takes more than just throwing out rates and programs. But someone that is not only patient, but knows the right questions to ask. I am dealing with a client right now that has been dealing with a loan officer who approved them for a mortgage. But he never told her the payment, the rate, or the loan program and amount. SAD.  How do you approve someone and never give the client the info. Sure, the client should be asking. But I will blame the loan officer here.

Joe.....  yes, a consumer should be very informed. It's really sad in regards to the lack of knowledge amongst so many loan officers. Sure, you have to start some where. But it really confuses me on how so many respond to clients when they want a good faith estimate.  More on that later. Thanks for the kind words.
