1. People are very judgmental, especially when it comes to appearance. You will never get a second chance to make a good first impression.

2. People would rather "talk" than listen. Let them! Loan officers who talk too much are usually the ones not making much money.

3. People don't want to know everything about your loan programs.

4. People like it when you're nice to them. You attract bees with honey.

5. People want to "feel" important...noticed...respected, like an expert! Give people what they want and they will give you what you want.

6. People love people who smile. Smile until your face hurts and you'll make more money.

7. Prospects will get excited if you get excited. I find it easy to get excited, because I am living a dream and want to invite all my friends. If you act like a tired, boring loan officer, guess what your prospect is going to act like? Enthusiasm is not some over-rated hype, it is absolutely one of the most important tools in any loan officer's presentation. It's also free!

8. Prospects DO NOT CARE ABOUT you or your problems! People care about themselves...and what's in it for them.

9. Prospects can "smell" you and if they "smell" something isn't right about you, you're going to have serious problems. You can't be one kind of "person" and be another kind of "loan officer."

10. People do business with people they like, trust and respect. Be that person.

11. Ok, I know I said 10, but this one had to be on the list.... BE HONEST!! Always tell the truth. If you are always honest and transparent, you don't have to ever worry about "being found out". This list will make you very popular and very wealthy. PS. I have also put together a list of the 42 best slogans that I have swiped over the years. I love this list.... 12. EXPERIENCE. Don't sell yourself if you can't deliver

13. KNOWING THE MORTGAGE PRODUCT. Don't sell the product if you don't know the guidelines. Get a mentor who does that can teach you the ropes

14. RETURNING PHONE CALLS AND EMAILS IN A TIMELY MANNER (including the agent, escrow officer, attorney, processor, title company)

15. DON'T TELL ME WHAT I WANT TO HEAR just because a you think I want to hear it doesn't mean that is what you need to tell me. If the closing is going to be delayed, tell me. If the underwriter has added 10 conditions, tell me.

HONESTY, INTEGRITY AND PERFORMANCE. That loan officer is PRICELESS.
