I've been a Realtor® for a while now...but I am still surprised by the day-to-day issues which arise during transactions. In the current environment, it seems that every new escrow has it's own novelties. It's really keeping us all on our toes. And that's OK.....this is how we learn!

I have never felt uncomfortable saying "I don't know" but that's because it's always followed by "but I'll find out."

It doesn't diminish me by admitting that a situation is new to me....or challenging. The qualities that define a professional include honesty, follow-up and intelligence. These are qualities that exist on the very first day. They are the qualities which allow an agent (or any other professional) to navigate a transaction to a successful conclusion....even if it's the very first time.

There are many sources of information to find solutions to obstacles. Even if I have not faced a specific issue, most likely someone else has. The main thing is to recognize this...and pursue the information. Clients understand that we don't know it all!The faith they have in our representation is based on our willingness to find out! Get the answers! Ask the questions and keep searching until you get information that makes sense.

We lose credibility only if we give up....or worse yet, we don't even attempt to find answers.

I don't like problems...no one does....but if we see it as an opportunity to learn and gain more experience, then we will see them as education. This allows us to increase our knowledge. Real estate is always changing and evolving. So if you don't know it all right now....that's ok, just go find out.

I use that phrase all the time...and tell my new agents now to be afraid of it. But they often are....especially when they are new. The very first transaction I did....I used that phrase. I told my buyers that I was brand new, and this was my first deal (I told them this the first time we met)...but that I had resources to rely on...and that they could count on me to make sure all went well.

Your blog caught my eye because this morning a buyer called me about something I didn't have the answer too.  I told him I would find out and let him know, and I did!  I think if you start lying or making up things it not only will come back to bite you – you know where, but they will see right through you and there goes your credibility.

Karen - There was a similar post on Wed. My comment is not Real Estate things I don't know but area specific.
My manager put together a list of what true clients asked many of our agents while interview or out in the car. We do a lot of relo. Our manager asked 20 questions to the agents in the office, half of us were there about 75 of us, and we all took a quiz. The best score was 7. This was amazing. We live and work in Westlake Village and we truly don't know where we live.

Karen this is so true.   And I think one of the qualities that makes great agents stand out from the rest is tenacity, never giving up until you solve it, because I have figured out we will never know all the answers!    Yesterday, I jumped through a basement window to get in my new listing because the door was inexplicably stuck and some great agents wanted to preview it.  Sometimes we just have to be creative!

Thankfully, most people do understand it that you may not have the answer right that minute.  It is not an admission of failure.  My husband is a distinctly different profession requiring years and years of education post University and he still looks things up.  I figure if it is OK for him, it is OK for me!

What a great post.  I don't ever pretend to know everything and am the first to tell you "I don't know the answer to that but I will find out for you."  I also don't like taking NO for an answer.  If someone tells me that I can't do something I find someone else who can tell me that it is possible.

When I first started in real estate, my broker assured me that even with her 30 years in the business, every day is different and every deal is different and because of that, she still doesn't know it all.  To a newer agent/broker like me, those are such comforting words.  In trying to provide excellence to my clients, and being cognizant of the seriousness of this business, I sometimes have unrealistic expectations of how much I should know.  My broker's words -- and those of you, Karen, and others here -- are reassuring.

I believe not knowing is an opportunity to learn and build experience. Taking initiative to find out the answers is what separates out the average agents and the good ones.

Karen,  I have always consoled new loan officers to study and learn everything possible about three areas of finance (FHA, VA, conventional, for example).  Study the guides, know the products and underwriting standards frontwards and backwards.  Built creditability with people...then feel absolutely confident with saying "I don't know......but I will research and find out".

Right next to "I know it all" is the phrase "I have seen it all".  Drives me crazy......and, so not true.  I get new knowledge and challenges every day and I am thankful for it.

You and Donne are so cute!  "I love my job!"   I think it is the very thing about mortgages that drives people crazy is the thing that hooked me so many years ago.  It is an industry and career that there is absolutely no way you can "master".  There are always twists and turns, new challenges and victories, new mountains to climb.  There is something incredibly intoxicating about running the gauntlet and winning the battle!

All so true! - My clients really like it when I say "I don't know but I will find out".  We have become more down to earth to them by admitting that we do NOT know everything, but also like the fact that we are willing to find out that information, not leave it to them (of course, then we look really good because we knew where to find that information, whereas they may not have <g>).  I have never seen one day that was like the day before, things are constantly changing and we have to know every new rule or fact or be able to find it.......

Attended Rain Camp

Karen, I think being faced with a "problem" we don't have an answer to is actually an "Opportunity in disguise." When we make the effort to find an answer for someone it demonstrates several things:

1.  That we are humble enough to acknowledge we don't know everything

2.  We are resourceful enough to find a solution

3.  That we care enough about the other person to make the effort.

END RESULT = we elevate ourselves to the lofty height of being a TRUSTED ADVISOR - which is what everyone is looking for these days.

Karen, I agree with you 100%. There is nothing worse than trying to BS someone because you are afraid to say "I don't know". I have always use the line " I don't know the answer to that but I will find someone who does". The client feels more secure and I don't have to remember what BS line I tried to pass off on them. I have a strict "No BS" policy when it comes to working with my clients.  If I don't have the answer, I'll go get it.  if I can't find it, I'll find someone who can.  So far, my clients have appreciated this approach.

Every time I meet someone who "knows everything" I know they don't know a darn thing!

And - I've been acquainted with a few of them, both in private life and in business. I recall years ago when the agencies in town got together to rent the continuing ed tapes. We took turns going to different homes to view them and discuss what we'd learned. One broker came to the first meeting and then didn't return, saying he already knew all that.

Guess who flunked the test?

No one can possibly have every answer.  You are doing the client a bigger service by finding out the correct answer than just guessing one to give them a quick response.  Im sure that you have encountered more than one loan officer who incorrectly guessed on a guideline.  That probably didn't work out so well.

I agree with you, Karen. It's okay to admit you don't know the answer, but will find out. Especially if the seller/buyer has asked a great question. (And I let them know that they asked a great question and that I'll get the answer. They typically seem very pleased... proud that they asked a great question, and that I'll research the right answer.)

It is a fairly simple fact that we can't, or won't, make an attempt to learn something we already (think) we know.

 

"I don't know" is step one in any learning process, so we must admit ignorance to gain knowledge. I think it was one of the Red Neck humorists who said, "Ignorance you can fix, stupid is here to stay."

I've actually had many of my clients appreciate the fact that I didn't know the answer to something.  I think it made them feel more confident that I took the steps to find the answer with others with experience.

Thank you for sharing.  It's very easy to try and sound like we know the answer in a pinch, but it's worse getting out of it when we really don't!
