Clarification - we are licensed only in Georgia and Florida (we were previously licensed in all 50 states but that doesn't mean anything and it doesn't help us service our clients any better). I don't know about anyone else's programs because everyone is changing regularly including agency loans (FNMA/FHMLC)

100% LTV to $750k with 660 middle score full doc (income and assets) owner occupied - this is POWERFUL for AGENTS and INDIVIDUALS!
100% (no money down - no down payment) investment/non-owner occupied programs are still available. Conventional requires a middle score of 720 and fully documented income and assets.
80% non-owner full doc with a 620 really good rates and terms
100% owner occupied full doc income and assets with a 620 middle score (as far as I know this is the ONLY program still remaining that will allow this.
No Seasoning Cash out refinances are still available - call because this could change at any minute
Refinance which ignores unlimited mortgage lates (30's and some 60's) - must be current at refinance closing
*NOTE* If your property was listed and did not sell we can refinance it ONE DAY after the listing has expired - very valuable!
We still do some really strong stuff - things the big national advertisers can NOT do - we can still do them BUT IF YOU WAIT DON'T EXPECT IT TO BE HERE TOMORROW!
