Need Help With a Luxury Listing Marketing Plan

I am looking for some advice from those of you that have experience with luxury property listings. I may have the opportunity to list a multi-million dollar water front home on Long Island, New York. However, the property owners want specifics about my marketing plan.

The plan I envision so far includes having professional photos take, a web page displaying the home, virtual tour and regular local area marketing. I also plan on contacting agents at some of my company's offices in New York City, as they may have potential clients. However, I am looking for any other ideas. I would like to list it beyond my area, possible internationally, but I do not have any experience with this. Any advice you could provide would be greatly appreciated.

When I market multi million dollar properties, I ask myself who could afford this property and where might they be from. From those answers I build a marketing brochure and make sure I get it out to those people.

Sometimes I did not know how, but I keep phoning around, asking questions and in no time I always find a way.

I have received multi million dollar listings and sold them not because of my marketing or listing presentation, but because I am available to make the sale happen, have the tools to communicate and make it easy for people to contact me.

Also I make sure the co-operative commission is attractive.
