How do YOU select an agent?

Just a couple of observations from prospects that I met in my office on Friday.

I will note that it was a rainy, nasty, cold day and I was the only agent in the office (outside of my business partner, my dad, fellow broker/owner).

Around lunchtime, a couple came in the office looking for area information.  I asked them what they might be seeking, and we talked from there for over an hour.  Referenced the map, talked about the different areas in Charlotte and surrounding, and what they provide.  My folks mentioned private schools, so we talked about their locations and reputations. 

Now, mind you, they're not ready to buy yet and it could be a year or so before they're ready.  Which is fine by me, I'll need clients in 2007 just like I need them in 2006!  But as it turns out, my office was the SECOND one they visited...I didn't ask where else they had been although i was DYING to know...but the other agent they met didn't know where any of the private schools are located and didn't ask them any questions-just showed them the list of in-house listings and pushed them to go look.  Hello?  I'm delighted that the mystery agent was so ignorant about basics-but it really sets us all back to have to continually battle the perception that we're greasy salespeople.

I feel that I serve more as a consultant than a salesperson and my heavens, it's not that great a trick to actually listen to folks, is it???

My other prospects, who are now clients, came in late in the afternoon seeking someone to sell their home.  Again, I was the only agent here (I can only presume that other agents didn't want to come out in that nasty weather, who can blame them?).  So I met with them to discuss marketing and why they would want to choose me.  Apparently, they too had visited another office (I wish i knew who it was!), but that agent was arrogant and forceful, which didn't sit well with them.  Again, I asked what they were trying to accomplish and how to get them there.  Used Broker Bryant's dialogue that 'I will sell your home, I just can't tell you at what price or when.' And they get it.

I love this business-an opportunity to help people and also outshining my competition?  Makes the heart proud.

I have to agreen with you knowledge of the area and the quaility of schools are good info to have available. Who is Broker Bryant and what is his dialogue?  Can you send a link to the blog. thank you.
