There has been much press lately about condos in the lower mainland of Vancouver being inundated with grow-ops. Here's the problem. Damage caused to other units from these infestations isn't covered by insurance. The common areas such as walls, attics and roofs will need to be re-done resulting in tens of thousands of dollars in expenses which a lot of condo associations don't have in their contingency funds.   It is far better to be proactive rather than reactive after the fact. Work together as a community along with law enforcement. Watch for the tell-tale signs. Windows covered, windows sealed shut, venting odors at night, lots of traffic, (especially at night), lots of deliveries, unauthorized new venting installed.  Independence Day, the 4th of July, parades, BBQ's, fireworks! None of that is happening here. We just had our Canada Day on Thursday, July 1st, so alas, we have nothing going on. Damn! We pretty much started the year going gang-busters. The market was hot, everything was selling...then stagnation. Here in the Fraser Valley we have a buyers market. Too many listings (about 6 months of inventory) and lots of new homes to choose from. Prices, predictably are falling again. Lots of buyers got into a flurry of activity because of the new taxes coming into effect in July. If people don't need to sell, they need to take their place off the market and wait it out. If you absolutely need to sell, pricing becomes paramount. Get under the competition. (I have one like this now. It's a must-sell, so we need to play hardball on price. In July of 2010, a new tax will hit British Columbia. This tax, the HST, (Harmonized Sales Tax), will affect NEW homes over $525,000. Originally, the ceiling proposed by the government was $400,000, but efforts by Realtors and other industry advocates got the ceiling raised. In my area, which includes Mission, Abbotsford and Chilliwack, this limit of $525,000 covers almost ALL townhomes and apartments and many, many houses. For people working in larger urban areas and wanting afforability, there are freeways on both sides of the river as well as a commute train called the West Coast Express.

Unlike some of the larger urban areas such as Vancouver, where housing prices have gone through the roof, and multiple offers are almost a daily occurance, pricing in the Fraser Valley, especially in Mission B.C. are relatively sane. First time buyers can still find inventory under $300,000, and there are lots of nice homes in the $300K-$500K range. Right now, we are experiencing a "buyers market". Listings are way up, and as a result, there's lots of inventory to choose from.

I live in a residential area. Down the street, is an old house, with a barn and some out-buildings. They obviously still had "farm status" as they still had the odd critter on the land. They had a garage sale on the weekend. I had wondered about this property, so I dropped in.  This is a recent picture of Cyprus Bowl ski area. Not very encouraging, as this is the venue for some "sliding" events, at the 2010 winter Olympic games. The way it stands now, it threatens to make for a bumpy ride. The Vancouver Oympic Committee is playing it down, but the fact remains, there isn't enough snow. Apparently, there's lots of snow stockpiled at the top of the mountain, so watch for press releases of massive efforts to relocate this snow to where they actually need and want it.

 For over a hundred years, the clock on the corner of Hastings and Granville streets in Vancouver has been a meeting place. It stood outside Birk's Jewellers and has always been known simply as "The Birk's Clock". It was recently removed for refurbishing during construction of a new rail line, and after two years was reinstalled in its original location. The meeting place was back. The one and a half ton clock was in great need of repair, so it was placed (figuratively), in the hands of horologist, Ray Saunders. After much effort and expert handling by Ray Saunders, the clock is back in place, just in time for the Olympic games, and good for another 100 years.

As of January 1st, 2010, British Columbia has banned hand-held cell phones while driving. As a result, sales for "Bluetooth" have gone through the roof. Also, you may not be programming a GPS while driving. For the month of January, they will issue warnings. After that, it's a fine and points against your license, which will affect your insurance premiums. Also, in B.C., we have a graduated license system. New drivers get an "L" (for learner), then an "N", (for new drivers). These two designated driver types may not use ANY device with or without any colour of tooth. Predictably, the 20-somethings have started a petition saying are being discriminated against. Personally, I'm not buying a Bluetooth. I found a solution at Office Depot that costs 6 cents. Works for me.

After being lit in Greece and flown to Victoria, B.C., the Olympic Torch began it's marathon run on October 30, 2009. This will be the longest run in the history of the games, hitting every area of Canada including the Northwest Territories. The mood was festive with thousands of people cheering it on.  As usual, there was the standard crew of motley protesters who seem to show up at every event, hell bent on spoiling every one else's party. These people don't have a solution to anything -just an agenda! I'll be doing more posts on this later. The team of thousands of runners will be at it until February 12, when it reaches its final destination.

Some interesting statistics on exercise. Walking can add minutes to your life. That enables you at 85 years old to spend an additional 5 months in a nursing home at $7,000 a month. My grandfather started walking when he was 60; he is now 97 years old, and we have no idea where the hell he is. Personally, I like long walks especially when they are taken by people who annoy me. I joined a health club. Cost me 600 bucks. I haven't lost a pound; apparently you have to actually go there. Every time I hear the word exercise, I wash my mouth out with chocolate. Every time I start thinking too much about  how I look, I just find a "Happy Hour",  and by the time I leave, I look just fine.
