How does a new agent learn to list property? This is one very important task to master, and it requires the assistance of a proficient mentor. Most agents have at least dabbled in procuring listings, but to create that niche, an agent needs to attach himself to a top listing agent. One would need to shadow that mentor and mimic all of the rhetoric and body language that is part of the listing process.
Mirroring a mentor is an essential part of what is necessary to succeed in this business, especially the listing side. We have all mirrored our "hero agents" and we attempt to do as they do. What works for one may work for others, but not always. Your tone of voice, choice of words, body language and general presence will add to or take away from your success with becoming an accomplished listing agent. Your knowledge of the product and ability to market that product will also be a determining factor in whether you succeed as a listing agent. Listings are the name of the game, in my opinion. If you are fortunate enough to have that ability to list property, your income will increase tremendously compared to only working buyers.
An agent can handle more listings than buyers, and if he broadens his horizons to include new construction in that inventory, the demand for a "team" will surface. The listing end of the transaction is a very secure position. Once that listing agreement is in force, it's just a matter of time before the right buyer appears. The listing side is a control position, and the listing agent requires a personality who likes to give direction. To learn the skills involved in securing a listing will be one of the most important tasks that an agent can master, in order to maintain income throughout an entire career.
