Home Staging by a professional home stager prior to placing your home on the market is a tool that provides multiple home selling advantages.  Having been a Realtor® for many years, and now a professional home stager, I have witnessed both the financial and emotional advantages home staging provides to home sellers over, and over again.

 First, the wallet's where the house is!  it's important to look at your current market statistics with your Realtor®.  The numbers can be quite startling!  For instance, in Fayette County, Georgia there are approximately 27,000 owner-occupied houses.  Data taken from the Georgia MLS shows that Fayette County's average home sells for $321,811.00 and the current market statistics are as follows:

  • 1,526 houses are currently on the market
  • 117 days are the average number of days those homes have sat on the market

That tells you, if you are a Fayette County resident wanting to sell, that you have a strong competitive challenge ahead of you.  But here's some more data regarding Fayette County that really speaks to the competitiveness of today's market.

  • 726 listings YTD have been on the market that have expired without selling
  • 178 days are the average number of market days prior to the listing expiring

It's safe to assume that many of the above expired listings have been re-listed and are now included in the 1,526 listings currently on the market.  So, taking into account these statistics, balanced with your desire or need to sell, it becomes essential to take advantage of every competitive resource available.  One must consider the importance of not only the time frame of achieving the desired sale, but also the desire of obtaining a fair market price for the property being offered for sale.

 Secondly, home is where the heart is.  Selling your home is almost always a very emotional and stressful process.  Sure, our money and our investments are very important to us.  But selling your home has an emotional aspect, as well. 

Remembering that you are selling an asset, a building of which you have ownership, can become an emotional jumble because a home is also the foundation in which our domestic affections are centered.  It's the memories that the walls hold.  It's the photographs in every room that identify our very being and our shared times of celebrations.  It's the trinkets on the shelves that our children so proudly labored over in art class or scouts.

Our home is a personal reflection of who we are, where we've been, and how we've lived.  So, it's not always just about the money, which is somewhat ironic.  For most of us, when we sell our home, we are selling our largest financial asset. 

Taking both of these realistic aspects of home selling into consideration, the financial gain and  the emotional ties associated with the home, exploit the benefits of professional home staging prior to listing your house for sale.

Karen - As usual a fantastic blog.  You really have a great voice.  It really does help to put things into a local market context.  Saying a home sold in 50 days really doesn't sound that great but in some markets it is 50% less time than the average home.  In other areas where the market is hot, claiming that a home sold in a week is really not that big a deal. 

I'd like to know how you found out all these statistics.  I know they are out there for my area but I don't know where to look.  

- could be a new blog????

Hi there Maureen -- you're right about every market being different -- 50% faster here is still 50 to 60 days on the market (and then probably another 30 days to actually close)  I get my stats from Georgia MLS -- I work on a blog for stats.  Could be interesting since it's different from State to State.  BTW -- thx for the compliment -- "great voice!" thx!

I'm all over this staging business, and I agree.  I've not been taking listings (I work alone and have been strictly a buyer's rep because of the market), but if I can have some success with staging, I'll not only take listings, but work them hard.  Someone's buying homes, and I know this because I'm selling homes to buyers as their rep.  So I need to wake up and smell the staging.  Thanks.
