4.  Allow your home to be shown whenever a buyer wants to look at it whether it's convenient for you or not.  Work around their schedule.  With the huge number of homes on the market, the agent may be trying to show less homes.  You want to make sure it's convenient to show yours.  You don't want it dropped from the list of homes the buyer wants to see just because the time is not convenient for you.

I listed a home last night where the sellers had staged their home beautifully.  It was an older home but looked nicer than many homes that are just a few years old.  They also listened and priced it right.  They are going to have a lock box as well as a key available, so the home can be shown at anytime whether they are available or not.  With my aggressive marketing, the home should sell quickly since it is in our market's average range of about $150,000.  All 4 steps are in place to sell!
