Two units we bought for our clients af the County Foreclosure Auction and they are not reported on MLS.
And there are 5 Contingent and Pending units with 3 of those our transactions.
Of course, it is booming compared to only one our sale in the whole 2009.
My impression is that the resort is in better financial shape than before. The appointed receiver for the benefit of the association is renting units that were preciously off rental, and it is extremely timely, as they are packed. 191-room resort, and when I wanted to show a unit yesterday, on the whole south side they could only give me the key from one room.
You can also tell that they are busier, by seeing the General Manager at the front desk helping to accommodate guests. And this means that more money is coming and that the Association is getting money for maintenance for non-paying owners from renting their units.
If it continues to go like that, the condo-owners association should return to the sustainable mode.
All that makes it a good candidate for those who are looking to buy a vacation condo.
A great combination of:
1. Terrific prices, which are 1/3 of low prices by the developer and 1/5 of the prices at the peak of the market
2. Aggressive stance of the Board
3. Good rental management company
